Don’t you just love finding money where you didn’t expect it? Real estate investing with RRSP’s is a whole lot better than finding a twenty dollar bill in your old jacket, and much more profitable!
We have to start thinking like the bank and realize that profit is not a dirty word. We put our funds into a safe savings account at the bank and they go about making money by investing it while giving us a ridiculously low return on those funds. Why not skip the middleman and do the investing yourself? Your first thought will be “I don’t have that kind of money!” That is where your found money comes in. If you have Registered Retirement Savings Plan money you can use it, to fund a mortgage or investing loans with a far better return than the bank will give you. If your RRSP money is not in a Self Directed form you will have to make that your first step in this investing journey. Your agent will help you make this transition (although he probably won’t like it very much!).
There are a few options in the way you want to go about using this investment vehicle and what you choose will determine who can help you on the road to profitable investing. Most financial institutions will have a mortgage pool that you can opt into. It is kind of a slush fund where everyone who is interested puts their money into the same pot and then the bank takes money out of that pot and invests it in various real estate properties. Those investors share in the profits or losses accordingly. Most RRSP funds are based in the mutual funds market but historically you will get a much better return on your money in this mortgage pool fund. However, there is still a more profitable option if you look a little further.
You can put up a second mortgage loan on a property and realize profit in the form of up to 15% return on the use of your money. When was the last time your bank offered you a deal like that? You can invest in properties that you yourself buy or you don’t have to buy the property yourself but rather use the mortgage loan as your form of investing and let a sophisticated investor do the rest. Real estate investment in Alberta is a goldmine right now as the market is red-hot and provides a fantastic vehicle to help build your future. There are many options available to you as an investor and it is important to do your due diligence in investigating each one. Look at what is being offered and then spend some time finding out about it and seeing if it is right for you. It takes a shift in your investing mindset to step out of the norm and what we have come to expect as acceptable returns on our money and venture into a new and profitable way of thinking. We haven’t been taught about our options but have mostly followed the banks with the rest of the sheep who took a meager return on the chin thinking we had no other choices. In our franchising company after 9-11 we modified our franchise agreements because we wanted to know exactly who was involved in every one of our outlets. And franchising companies must remember that not all UFOCs are equal and certainly not all those who prepare them know what they are doing. Many franchise attorneys or UFOC preparers are not equally yoked or genetically equal? So, please consider this a 2006.

When you think of real estate, what do you think of? Buying a home, building a home, or realtors are what most people think of when the term real estate crosses their minds. Real estate is also a great way to invest your money and can be very profitable if you go about it carefully and wisely. However, just like any other business there are sneaky secrets and tips that you should consider before embarking on a real estate investment. Buying real estate to rent or buying real estate to fix up and resell are two of the most common ways to make money investing. However, there are a few things to keep in mind before you take the leap and hand over the cash!
The first thing that you have to do is to take action. Don?t sit around thinking about real estate investing, jump out there and do it! There are thousands of people that kick themselves daily for not trying something new. Yes, it is a risk, but think of the rewards that could be yours if you do great! Next time you think about buying and investing in real estate, keep in mind that you are letting the money sift through your fingers each minute that you think instead of act! The truth is that there will never be a perfect time to do anything. And that is just as true with regards to real estate as for anything else. Do not be a fence sitter! And look back in three years time wondering on what might have been ‘If Only’ you had developed a property portfolio. Of course I am not saying to be rash! Try to Invest wisely (obviously ;)) but don’t be so cautious that you can never bring yourself to pull the trigger and actually take action.
Secondly, keep your expectations realistic and detailed. Saying that you ?want to get rich? is not reason enough to take the jump into the real estate market. Choosing to invest in real estate to bring in extra money for a specific purpose is a good place to start. It may be a while before you are able to quit the day job and buy yachts and vacation homes. Let’s be honest. It may never happen. It could in fact cost you the shirt on your back. By their very nature investments can go down in price as well as up. So picking the right investment property is a must. However, you will achieve more by focusing on what you actually WANT, rather then what you don’t want. So stay positive. Read some books on real estate. Visit some estate agents or real estate brokers and then lay out a list of attainable goals for you to achieve over a year?s time and every three months or so go over your list to see how you are doing.
Some of the benefits to real estate investing are being your own boss, cash flow, appreciation of property, and more! You are your own boss if you invest in real estate. However, whilst that has many upsides, remember that it is down to you to be motivated to develop the properties you buy, and that ultimately you will have to provide for yourself. There is no safety net when it comes to your property portfolio. The upside is ALL yours. But so is the downside. So be careful!
When you get to the point where it is a full time job for you, then you can take a vacation when you want, wear what you want, and go and play golf when you want. But the only place that money and success comes before work is in a dictionary! So get busy working before you spend all your days daydreaming about spending your gains!
Cash flow is another great benefit of real estate investing, because when you rent out a property it will provide you with a rental income. Hopefully, you will have a positive cash flow instead of a negative cash flow (ie the incoming cash flow is greater then the costs like repairs, mortgages etc) and be able to do all of the things that you have wanted to do. Another great benefit is that when you invest in property that property values usually rise (over time this is generally the case…but remember you can also potentially lose EVERYTHING…So stay awake to that possibility and be cautious. Real estate investing can give you a great return on your investment if you choose wisely. But, be careful that you go into it with your eyes open. Are you going to have rental properties? Office properties? Are you going to fix up houses and resell them? Will you buy those properties using buy to let mortgages, or finance it from money you already have? Whichever method of real estate investing that you choose, if you are wise, then you will make lots of money for you and your family. Make a plan TODAY to reach your goals and go for it! You will be glad you did!

1. Find out what you really want from your investments.
Set goals. Where do you want to be 5 years from now? Do you want a much larger nicer house for your family? How about waltzing into a car dealership and paying cash? Picture what you want.
Your investing needs to provide a living -and a lifestyle. You need to be able to look forward and enjoy your life and your family.
If you want to coach your children’s sports teams, your real estate needs to give you the time, not steal the time from those precious events.
With proper planning you can learn how to out-source but you’ve got to know where you want to go before you can get there.
2. Start simple and keep it simple
Sometimes it’s too easy to lose focus because of information overload. Our generation is being bombarded with more knowledge than any in history. And it’s only going to get worse.
Real estate is basic investing. Stick to the fundamentals. Go to the old gurus such as Tyler Hicks and read the old books. Markets come and go, but the basics never change.
3. Do your investing one small step at a time
Don’t try to compete with Donald Trump with your first property. Start small.
Get your first property going. Then move on to the second and the third. Don’t worry about what the stars and experts in online forums are doing. They’ve been at it for a long time. Naturally they can do more. And you will too if you don’t allow your investing to get too complicated.
4. Focus on one aspect of investing for six months
What are you really interested in? Foreclosures, Buy and Hold, Short Sales?
How is the market doing in your area of interest? Concentrate on one type of investment and soak up everything you can about it for six months. Not only will you become an expert but it will be almost second nature to you.
5. Design your investing around your strengths and weaknesses.
Okay, this is the challenging one.
We’ve been taught all our lives that winners do what they hate. It’s a conditioning process. In order to get it done, we’ve got to make ourselves do the dog work.
That’s okay for football or high school algebra, but real estate investing is different.
You need to like it. If there are parts of it you don’t like, don’t get bent out of shape about it. Sub those parts out. Out sourcing is one of the most valuable lessons you can teach yourself.
Don’t get upset about landlording if it’s not your thing. Out source that too. The most important point is to invest. That’s where the money is.
6.Stop analyzing and buy something
There are investors who paralyze themselves to death with market analysis. Another way of putting it is they are fearful of doing it. Jump in. Get your feet wet. Sure, you might make some mistakes but if you read the right real estate materials and study the right courses, as well as networking, you can cut those mistakes down to miniscule small potatoes.
7. Set aside some properties for your lifetime profits.
This is your own personal bank. Whether you’re a flipper, wholesaler, rehabber and you want to move those properties fast, this advice still applies to you.
It’s amazing to me how some investors let perfectly great properties get out of their hands because they want to make a quick profit. Occasionally, keep a few of them. Hold on and watch them appreciate. They may truly pay for your old age.

Even when the economy was strong, three-fourths of the people with moderate to severe disabilities remained unemployed. Not surprisingly, many people with disabilities see small business ownership as their chance for economic self-sufficiency.
Self-employment is never easy, and there are increased challenges when the business owner has disabilities. Business owners with disabilities need to find ways to operate their businesses successful in a competitive environment. A few years ago I saw my own disabilities become more severe. I knew that I needed to find ways to run my company more effectively. My years of experience as a small business consultant helped me develop the concept of Whole Business Accommodations. I realized that as business owners with disabilities, we must create workplace accommodations which take into consideration the success of our entire business.
Whole Business Accommodations permeate the full scope of the business.
* Operations planning should include accommodations for the owner’s disabilities. These accommodations are not just for the physical attributes of the office, e.g., access, furniture, equipment. These accommodations should take into consideration the people who will be part of the business, or closely associated with it. Whether they are business partners, associates, employees, vendors, family members or support providers, these people are an integral part of making the business work. Their roles in supporting the business owner with disabilities must be integrated into their business functions through the business planning process.
* Marketing capabilities are often affected by the owners disabilities. Determining potentially effective marketing approaches during business planning will allow the company to test and determine the best ways to reach and sell to customers. Some people with disabilities believe that an Internet website is the answer to their marketing challenges. However, the Internet should almost always be used as a secondary marketing approach. There must be direct marketing either by the owner with disabilities, by other company owners or employees, or by sales representatives in order to create a successful marketing effort. * Financial planning is a challenge for business owners with disabilities. Many people with disabilities have few assets of value to help secure a business loan. They may have lived for years in poverty, unable to establish a sound credit record. They may have poor credit due to an unexpected health emergency or accident that created large medical expenses at the same time that they were no longer able to work. Micro-loan programs are a resource for small business owners with disabilities who have viable business plans for start up or existing businesses. These programs will take into consideration disability-related financial limitations and credit problems. Some Whole Business Accommodations are free while others may be quite expensive. All accommodations must meet the same financial test as any other business expense: 1. Can the Whole Business Accommodation be paid for? 2. Is this an effective use of limited company funds? The following are specific examples of Whole Business Accommodations which are consistent with best business practices:
* Creating an accessible office. Many accessibility methods are free or inexpensive, e.g., arranging office furniture and equipment for the greatest ease of use, telephones with easy to read displays and/or large keys, speakerphones or head sets, open storage shelving for easy access, keyboard and mouse that fits the owners physical needs, free Microsoft accessibility utilities, and tables and desks with comfortable wheelchair access. Good office design saves time and energy that the business owner can put into the business. * Including alternative means of transportation in the business plan, e.g., hiring a part-time driver, finding volunteer drivers such as family members or friends, determining effective methods for using public transportation and/or taxi services, and teleconferencing instead of in-person meetings. Business owners with disabilities can host meetings in their own offices, minimizing the need for transportation.
* Using company business policies that protect business owners with disabilities from working in a manner adverse to their health. Developing these policies requires the owner to evaluate and determine the most effective means of running the business. This analysis leads to more effective and profitable management of the entire company.
* Creating a positive, supportive work culture for the business. This includes a culture that values everyones abilities and supports the concept that disabilities do not decrease a persons humanity or value . . . that for many people, the challenges from their disabilities are a means for personal growth. This work culture will be a positive environment for all employees who share these values.
* Hiring a full-time or part-time employee who does work that is difficult or not possible for the business owner. This is a common practice in all businesses; however, here the focus is on assisting in the area of the business owners disabilities. The same employee can serve other functions for the business, bringing more capabilities to the company.
* Partners are often used to create a company where the owners have complementary business or technical skills. Business owners with disabilities can find partners with the skills, time, or energy to compensate for their disability needs.
* Creating alliances with other companies is often an excellent strategy for business owners with disabilities. It allows them to provide a variety of services or products through their alliance partners, while limiting the size of their business and the number of employees they manage. In summary, business owners with disabilities report a wide range of positive experiences when they use Whole Business Accommodations to run their companies more effectively. Whole Business Accommodations are powerful tools for success in business and for success in living a complete and satisfying life.

Multi-family apartments are also in demand because the property appreciates better than a single-family property. Some creative real state investors make fortunes rehabbing run down condos and giving them a face-lift! Thus, multi-family apartments are ideal suited for those who have large sums of money on hand to buy and invest in high yielding properties. They should have the expertise to deal with tenants and collecting rents on time and know what action to take incase the tenant defaults on payments.

When you think of the word “marketing”, most people automatically associate the term with a business, however, in this article it will be associated with you, the virtual business owner.

To often times when we are asked who we are and what we do, we short change ourselves by not marketing the best in ourselves. How can I do it better you ask? Below are some questions that will help you to identify your marketing strengths as well as your challenges:
- Can you describe your personality in just five words?
- Are you totally committed as well as passionate about what you do?
- Are you always optimistic about what you do in spite of the challenges you face?
- Are you happy doing what you do?
- What’s unique about your service or product?
- What type of energy do you release when you talk about your business? Do you leave people fascinated and wanting to learn more or bored and uninterested?
- When out promoting your business, what does your outward appearance say about you? Do you walk with your head down? Do stay cooped in the corner of the room or are you out in the crowd taking charge, meeting people with a smile, standing tall and bringing out the best in those you meet?
Next, I’ll share with you some tips on how to market the best in you:
- Always present a pleasant smile, whether on the telephone, in person, in email or even in a fax (SMILE)
- Do what you love (you’ll be more fulfilled)
- Dont try to be the jack-of-all-trades (you do everything and anything) rather, specialize (promote the one thing or area you do best)
- Be unique (original)
- Always be professional
- Always be yourself
- Always express a sense of passion in what it is you do
- Always explore ways to enhance yourself (personally, professionally, and/or spiritually)
As you can see, marketing the best you is more than just selling or promoting your business and it’s products or services. As a business owner, you are in most cases the business (when people meet you, they are immediately exposed to the quality of your service or product). Now picture this, Zipgirl is attending a network gathering and someone walks up to her and says “Hi there, my name is ABC and I represent XYZ company” Zipgirl responds, pleased to meet you, my name is Zipgirl and I work from home. Well, ABC simply nodded and walked away. Would you have done the same as ABC? Did Zipgirl say enough to attract your attention or enough to make you want to stay and listen? I think we both agree in a resounding NO.
To often times when we are asked who we are and what we do, we short change ourselves by not marketing the best in ourselves. How can I do it better you ask? Below are some questions that will help you to identify your marketing strengths as well as your challenges:
- Can you describe your personality in just five words?
- Are you totally committed as well as passionate about what you do?
- Are you always optimistic about what you do in spite of the challenges you face?
- Are you happy doing what you do?
- What’s unique about your service or product?
- What type of energy do you release when you talk about your business? Do you leave people fascinated and wanting to learn more or bored and uninterested?
- When out promoting your business, what does your outward appearance say about you? Do you walk with your head down? Do stay cooped in the corner of the room or are you out in the crowd taking charge, meeting people with a smile, standing tall and bringing out the best in those you meet?
Next, I’ll share with you some tips on how to market the best in you:
- Always present a pleasant smile, whether on the telephone, in person, in email or even in a fax (SMILE)
- Do what you love (you’ll be more fulfilled)
- Dont try to be the jack-of-all-trades (you do everything and anything) rather, specialize (promote the one thing or area you do best)
- Be unique (original)
- Always be professional
- Always be yourself
- Always express a sense of passion in what it is you do
- Always explore ways to enhance yourself (personally, professionally, and/or spiritually)
As you can see, marketing the best you is more than just selling or promoting your business and it’s products or services. As a business owner, you are in most cases the business (when people meet you, they are immediately exposed to the quality of your service or product). What Is Pre-construction Real Estate Investing?

Investing in pre-construction real estate is one of the most profitable investing opportunities available in the market today. Even though it?s a fairly old strategy, very few investors have a good understanding of it. Preconstruction real estate investing can be best explained with an example:
A developer is planning to build a 100 unit condominium development in a very popular location. The developer has already worked out the numbers and thinks that the project will make a handsome profit. Since he doesn?t have the required amount of capital to complete a project of such magnitude, he approaches banks to request financing.
But before banks lend out millions of dollars to the developer, they want to know that the project has the potential to sell after completion. Since there is no way to know the future and banks like to reduce risk as much as possible, they require the developer to pre-sell a certain number of the units (usually 25%-50%) before they will lend money. In this example a bank agrees to finance the developer if 40% of the units are sold before construction begins.
There are very few home buyers who are going to commit to buying something without actually seeing it with their naked eyes. So the developer has no choice but to approach real estate investors who understand the risk and reward of such ventures. In order to reward these investors for their risk, the developer gives them a 10% discount off the appraised value (after construction value) of the condos if they sign a purchase agreement (contract).
This creates a win-win situation where the developer is able to secure financing and the investors are able to get built-in equity by getting the property below appraised value. The investors who buy these condos before the construction is completed are called pre-construction investors, and this investment strategy is called preconstruction investing.
In this example it was a development from the ground up, but the term ?pre-construction investing? can be used for any purchase made before the actual completion of a real estate development. The development may be from ground up or just a renovation project i.e. A condo conversion project where preconstruction investors buy before the renovation is complete is also an example of pre construction investing.
In general, pre construction pricing is 5% - 15% lower than the market value of the finished property. Sometimes the developer may offer other financial incentives instead of a price discount. Some examples include cash back after closing, closing cost credit, free upgrades, rental guarantee or lease back, paid property taxes, waive assessments waived, management fees waived, etc. However, in most cases the developer will offer a combination of a price discount and other financial incentives in order make the deal sweeter for preconstruction investors.
After the construction or renovation is complete, pre construction investors? have two options to exit. Either they sell their property and make a quick profit, or they can hold the property as a long term investment and build equity. Sometimes investors can also profit by assigning the contract to a fellow investor for a small profit even before assuming title to the property.
Below is summary of the process of preconstruction investing:
The pre construction investor buys a house, condo or townhouse from a reputed developer in the preconstruction phase at a price discount and/or other financial incentives.
The pre-construction investor waits for the construction or renovations to be completed.
After completion of the construction or renovation, the preconstruction investor sells the property immediately for a profit. Or the pre construction investor holds the property to build additional equity due to appreciation and by paying off principal using the rental income. In some cases, exit by assignments is also possible.
