If you?re new to the world of real estate investing, you may be wondering how you can get started when there seems to be so much to learn and understand. Maybe you should consider a real estate investing apprenticeship.
A real estate investing apprenticeship can take any of several different forms. It can be a flexible arrangement with an experienced investor that you partner with for one deal only, or it could be a structured agreement whereby you form an ongoing working relationship with an individual or group of investors.
Either way, there are a few things you should consider before entering into a real estate investing apprenticeship.
First, what exactly do you want to get out of your real estate investing apprenticeship? In other words, what is it you are looking to learn? If you want to learn how to flip houses after rehabbing them, you should look for an experienced rehabber to partner with, offering to bird-dog or wholesale a few deals to him in exchange for looking over his shoulder throughout the process.
If you want your real estate investing apprenticeship to help you build your cash reserves for long term property holding, you should look for a mentor who is willing to split the profits on some larger deals. You might offer to do all or most of the legwork that many experienced investors are just too busy to do.
On the other hand, if you?re hoping to learn the ropes of lease option or subject to investing, you will want your real estate investing apprenticeship to build your skills in those areas. Find an investor with plenty of experience doing those types of deals, and offer to partner up with them several deals.
When approaching a potential mentor about a real estate investing apprenticeship, make sure you tell them what?s in it for them. Tell them the benefits they will realize by partnering with you. Offer to do all or most of the legwork, bring them leads and deals, and bring them potential buyers for their deals. Don?t expect them to want to help you simply out of the goodness of their heart.
Everyone likes to know they will be realizing a benefit from their efforts. Potential real estate investing apprenticeship mentors are no exception. Tell them how they stand to benefit and you will not only make a new friend, you may just make a ton of money, too!
Looking back, some of my most satisfying deals have been done in partnership with other investors. Most of them were win/win for all parties. How Does Real Estate Investing Work

A question often raised by brand new real estate investors, and those who would like to be, is ?How does real estate investing work?? I will attempt to provide you with a brief overview in this article, and hopefully you will have a better understanding of real estate investing and how you might become involved.
First of all, when answering the question, ?How does real estate investing work?? it?s important to begin by stating that there are almost as many different types of investing as there are investors.
You could become involved in commercial real estate investing. This would include many different kinds of property and types of investing, from strip malls to mobile home parks, from malls to apartment complexes. You could buy commercial property at bargain prices, and sell for immediate gain, or you could buy income property and hold for the long term. You could also combine the two, and realize income from both the increase in value and the month-to-month rent. Commercial property is an important consideration when answering the question, ?How does real estate investing work??
You could also get involved in any of a number of different strategies involving residential property, from single family homes, duplexes, small apartment houses, even mobile homes. When it comes to answering the question, ?How does real estate investing work?? the possibilities are limited only by your imagination.
If you?re the type of person who enjoys projects, you might enjoy buying ?fixer-uppers? and rehabbing them. You could become a wholesaler or a bird-dog and find deals for other, more experienced investors, some of whom have already worked out the answer to the question, ?How does real estate investing work??
Maybe you like helping people? If so, working with buyers and sellers to solve their credit or payment problems will provide you with ample opportunity to profit from their dilemmas. You could also negotiate directly with the mortgage lender to buy houses, either in foreclosure or ?short sale? investing. A little investigation of these terms will give you a clearer picture of the answer to the question, ?How does real estate investing work??
Alternatively, you may have money to invest, but little or no time. You may find that investing as part of a group, or ?trust? is a good fit for you. These trusts can be very lucrative, and a good option for the less hands-on investor. Even very busy professionals find REIT?s (Real Estate Investment Trusts) a good choice when deciding for themselves, ?How does real estate investing work??

Does not matter if you do not have money to invest in the business or rent a space to begin the operations. There are business solutions that allow you to spin money without any establishment cost. What Is Bird-Dogging; ?Bird-Dogging? refers to a business, which involves identification of a real estate property by the businessman. Upon identification, the businessman hands over such a property to a person under a contract to repair and resell in exchange of certain fees. The fees can vary depending on how experienced is the person in the business and what is the condition of the property
Understand Bird-Dogging; In other words, bird-dogging gets you income with no risks involved. It is an easy way of making money in the real estate market, of course for those with strong conviction. People who bird-dog are in constant search for abandoned properties or those lying unused over a period. After identifying such properties, bird-dogs locate their owners and find out if they are willing to sell their properties. In which case, the owners are willing to sell such properties. The bird dog shows them to the potential investors. If the investor likes the real estate property, he will pay certain fees to the finder of the property or the bird dog.
Become a Bird-Dog; The first step towards becoming a bird dog is to find a company that is engaged in the business of buying houses. You can find plenty of such companies in the yellow pages or in the newspaper advertisements. It is however advisable to approach an investor who enjoys a reputation in the market.
After locating such companies, you can ask them to assign you a specific area, so that you can concentrate properties only in that particular area. Then you need to visit the assigned area regularly to look out for ?For Sale? signs. Check for both rental and ownership accommodations.
Patience will fetch you Money; Do not be disappointed if your first few findings are turned down. The skill of bird-dogging is acquired gradually. Hence, remain motivated and with time, you will get a feel of what the investors look out for in a property. Once you master the skill, your success will know no boundaries.
After gaining grounds in the business, as a bird dog, you can earn from $500 to $5000. Your earning potential will depend on how established the investor is and what is the cost of the deal. You can also look at doing business with new investors in exchange for a standard fee. Such a business initiative will diversify your revenue profile.

Real Estate Investing - Building Your Team

The story goes that legendary football coach Vince Lombardi once opened a team meeting by saying, "OK men, we’re going all the way back to the fundamentals." Holding up a football he began the day’s lesson, "This is a football."
After a brief pause, one of the players raised his hand. "Coach… you’re moving a little fast for me."
Whether this tale is true or not, it does illustrate an important point. Even the best need to begin with fundamentals, and nothing is more fundamental to your Real Estate Investing business than building a team of competent professionals you can rely on. With that in mind, let’s outline the steps necessary to put together a quality team.
Take A Personal Inventory
First, you need to decide what skills you possess, or more importantly, what skills you don’t possess. For instance, if you are a licensed Realtor or a CPA, you probably don’t need to find a Realtor or accountant to work with you. Likewise, an experienced General Contractor won’t need to find another GC for his or her team.
Begin by taking inventory of what you are good at, what you can handle in a pinch, and what you know you just can’t or don’t want to do. Write your list down. Now, think about the types of people available to help you with the areas you are weak in. Here’s a list of the various types of professionals I have used over the years.
Realtor, attorney, bookkeeper, accountant, general contractor, specialized sub-contractor (roofer, plumber, electrician, heating and cooling, landscaper, etc.), handyman, engineer or home inspector, banker, mortgage broker or lender, private lender, hard-money lender, bird-dog, wholesaler, insurance agent, and commercial real estate broker.
While this is not meant to be an exhaustive list, and there may be others you need to rely on from time to time, this list should give you a pretty good idea of what types of professionals you need to be searching for. Chances are, you’re not good at all of these things, so it’s safe to say you will need to look for at least a few of these people.
Rely On The Experiences Of Others
Building a team is not something you will do all at once in a week or two. It will take time and perseverance, but it is not as difficult as it may appear. You can accomplish a great deal by asking for referrals from people you already know and trust.
Ask everyone you know about the people they do business with, and keep a written notebook of the referrals you get. I call these "warm contacts", and they are so much more useful than getting names from business cards or advertisements. Pay special attention to the names you get from other real estate investors. If your city has a Real Estate Investor’s Club, and you’re not already a member, join today! This will be a rich source of contacts, as well as local market information. You can’t afford not to be a member.
Once you have the name of a professional, an accountant for instance, you will want to meet and interview that person. Call them to schedule an appointment, and mention the name of the person who referred you. You may even want to invite them to lunch. Wherever you meet, it’s important to have a plan and know what you want to ask them ahead of time. Get to know them, and give them plenty of opportunity to talk about themselves and their method of doing business.
By all means don’t grill them or give them the third degree. You’ll find out all you need to know by simply having a conversation with them, and creatively weaving your important questions into the natural flow of the discussion. Write down the answers you find interesting, and refer back to them later when you’re deciding whether or not to hire the person. Remember to thank them for their time.
You Are The Judge And Jury
What criteria are you looking for? That depends on a few factors.
First, do you like the person? Life’s too short, and there are just too many other options, to waste time with someone you don’t want to be around.
Second, are they professional? Do they approach their business, and yours, with a serious attitude? Will they safeguard your time and money almost as if it were their own? Do you get the sense they are serious about their profession? Do they treat their business like a business and not a hobby. Incidentally, do you?
Finally, do they possess the experience, skill, and know-how you are looking for? The person who referred them to you can help answer that, but be sure to ask for additional referrals, and contact the referrals they give you. Ask plenty of questions and make sure they are fully capable of fulfilling your expectations.
Hire Them Right, And Enjoy The Journey
When you hire anybody, be it General Contractor or home inspector, make certain that you clearly define the scope of the relationship from the beginning, preferably in writing. Never enter into a business agreement involving the exchange of value (money or time) without a clear written agreement. This will save you all kinds of pain and aggravation later. The question isn’t whether someone will let you down, but when.<BR><BR>Just because you decide to put someone on your team today, doesn’t mean they will stay there forever. My team has evolved over time, and yours will too. As you work with people, you will notice things about them you didn’t see during the search process. Their methods may change over time, and your needs will change also. Don’t be afraid to end a partnership- after all, it’s a business relationship, not a marriage. Just be sure to honor all of your commitments.
Finally, enjoy the search process, and keep your eyes and ears open all the time. This can be the most exciting period in your investing life, and you never know when you are going to meet someone who would make a good fit on your team. I have found some of my most trusted advisors and professionals when I wasn’t looking, and when I least expected to find them. Many of them have subsequently become good friends.<BR><BR>Now, go make more offers!

Second, are they professional? Do they approach their business, and yours, with a serious attitude? Will they safeguard your time and money almost as if it were their own? Do you get the sense they are serious about their profession? Do they treat their business like a business and not a hobby. Incidentally, do you?
Finally, do they possess the experience, skill, and know-how you are looking for? The person who referred them to you can help answer that, but be sure to ask for additional referrals, and contact the referrals they give you. Ask plenty of questions and make sure they are fully capable of fulfilling your expectations.
Hire Them Right, And Enjoy The Journey
When you hire anybody, be it General Contractor or home inspector, make certain that you clearly define the scope of the relationship from the beginning, preferably in writing. Never enter into a business agreement involving the exchange of value (money or time) without a clear written agreement. This will save you all kinds of pain and aggravation later. The question isn’t whether someone will let you down, but when.<BR><BR>Just because you decide to put someone on your team today, doesn’t mean they will stay there forever. My team has evolved over time, and yours will too. As you work with people, you will notice things about them you didn’t see during the search process. Their methods may change over time, and your needs will change also. Don’t be afraid to end a partnership- after all, it’s a business relationship, not a marriage. Just be sure to honor all of your commitments.
Finally, enjoy the search process, and keep your eyes and ears open all the time. This can be the most exciting period in your investing life, and you never know when you are going to meet someone who would make a good fit on your team. I have found some of my most trusted advisors and professionals when I wasn’t looking, and when I least expected to find them. A question often raised by brand new real estate investors, and those who would like to be, is ?How does real estate investing work?? I will attempt to provide you with a brief overview in this article, and hopefully you will have a better understanding of real estate investing and how you might become involved.
First of all, when answering the question, ?How does real estate investing work?? it?s important to begin by stating that there are almost as many different types of investing as there are investors.
You could become involved in commercial real estate investing. This would include many different kinds of property and types of investing, from strip malls to mobile home parks, from malls to apartment complexes. You could buy commercial property at bargain prices, and sell for immediate gain, or you could buy income property and hold for the long term. You could also combine the two, and realize income from both the increase in value and the month-to-month rent. Commercial property is an important consideration when answering the question, ?How does real estate investing work??
You could also get involved in any of a number of different strategies involving residential property, from single family homes, duplexes, small apartment houses, even mobile homes. When it comes to answering the question, ?How does real estate investing work?? the possibilities are limited only by your imagination.
If you?re the type of person who enjoys projects, you might enjoy buying ?fixer-uppers? and rehabbing them. You could become a wholesaler or a bird-dog and find deals for other, more experienced investors, some of whom have already worked out the answer to the question, ?How does real estate investing work??
Maybe you like helping people? If so, working with buyers and sellers to solve their credit or payment problems will provide you with ample opportunity to profit from their dilemmas. You could also negotiate directly with the mortgage lender to buy houses, either in foreclosure or ?short sale? investing. A little investigation of these terms will give you a clearer picture of the answer to the question, ?How does real estate investing work??
Alternatively, you may have money to invest, but little or no time. You may find that investing as part of a group, or ?trust? is a good fit for you. These trusts can be very lucrative, and a good option for the less hands-on investor.
