The truth is, real estate investing is a tough business, and even tougher if you’re not fully aware of the time. However, when approached correctly this is a very exciting and lucrative business.
Several years ago a very good friend of mine purchased a duplex which needed a great deal of repairs. My friend fixed the property up themselves and rented out one part of the duplex and lived in the other part. The tennants rent payment covered the entire mortgage which alloweed my friend to live rent free. Since the time fo the purchase the property has also appreciated considerably. This experience has led my friend to really get educated in real estate investing.
Real estate investing is a business that you can run yourself, with little overhead, and finally achieve the financial freedom you desperately desire. It is not limited to wealthy tycoons. To be successful in real estate investing is to build long-term wealth. Sensible investing is a sure way to wealth, but not necessarily overnight.
For the prepared individual, foreclosures give rise to circumstances for profit. In some cities competition for foreclosures is fierce. Investing in foreclosures is a very popular subject, especially with new investors. Learning the foreclosure market requires a great deal of time and energy but the rewards are certainly well worth it.

Short Sale Real Estate Investing - Pit Bull Theory

You?ve decided to get involved in short sale real estate investing, and you have a deal working. A distressed seller has asked for your help, and you?ve even gotten to first base with the lender. Negotiations have begun, but have stalled out because there seems to be some apathy on the lender?s part for getting this deal done? what now?
Here?s the scenario- Mrs. Motivated called you six days ago with a house she needs to sell right away. Her husband walked out, leaving her saddled with payments of $900 per month, way over her head. She?s two month?s behind, with a mortgage balance of about $110,000, and a house value of about $125,000. Perfect conditions for short sale real estate investing.
Your initial calls to her lender went well. You reached Mrs. Motivated?s collections supervisor, who referred you to the lender?s short sale real estate investing department, otherwise known as ?Loss Mitigation?. Ah, lenders and their silly names!
Miss Mercy, in Loss Mitigation, informed you that you would need to submit an offer, accompanied by proof of funds, to her office on a form that she would provide. You happily complied, offering $90,000. Your hopes were high.
Miss Mercy has now applied the brakes in dramatic fashion, thus smashing your cherished little hopes, and those of Mrs. Motivated. On the phone, Miss Mercy expounded for several minutes on her bank?s policy, ?never, under any circumstances whatsoever,? to accept an offer lower than the mortgage balance. And here you had been foolishly led to believe that short sale real estate investing was not only possible, but welcomed.
What to do? what to do?
You could definitely turn tail and run for the hills, leaving Mrs. Motivated at the mercy of? dare I say it, Miss Mercy! But that would go against your goal of helping Mrs. Motivated, putting several thousand dollars in your pocket, and being mega-successful at this game called short sale real estate investing. All fine goals which are not, by the way, mutually exclusive.
You could call Miss Mercy and rail against the system, pleading Mrs. Motivated?s just cause, and pulling at Miss Mercy?s heart strings. After all, that?s why you started short sale real estate investing in the first place. Fat lot of good it will do you!

Next, look for your local Real Estate Investor’s Association (REIA) and start attending their meetings. You should find lots of other folks who are beginning real estate investing, but you should also find many experienced investors. Go out of your way to get to know them all.
In the investors group, look for someone you think would make a good mentor. You’re looking for someone with experience doing the kind of investing you want to do. Make sure it’s not someone who is just beginning real estate investing, but a person with some real experience.
Ask that person to mentor you, and offer to help them in return. Tell them you’ll be happy to bring them deals if they’ll teach you what to look for. Explain that you may be just beginning real estate investing, but someday soon you’ll be in a position to help them if they’re patient with you.
At the same time, you should be getting to know others who can help you with beginning real estate investing. People like Realtors, bankers, contractors, and others all can become valuable team members as your investing activities expand. These valuable relationships are just like money in the bank- wait and see!
Last, but certainly not least. Read and study everything you can get your hands on, especially free and low cost information available on the internet. Find a couple of sites that you really like, and spend a lot of time there. Read the authors who have done what you want to do. Of course it helps if you like their writing style.

The Secret - How It Applies To Real Estate Investing

Not getting results in your business? Are you just starting out as a real estate investor? Maybe you?ve been working at it for awhile and attended every seminar out there, read every book and you are still not getting the results that you were hoping for? Whatever your situation is with your business, there is one thing that you need to learn and understand in order to succeed; and that is ?The Secret?.
The Secret is really quite simple, and this is not a new concept. In fact, it has been around since time began. The Secret is simply the law of attraction. The law of attraction is the law that determines exactly what you will get in your life because like attracts like. Your thoughts, the things that you desire, and the circumstances that you think about and feel, are the things, feelings and circumstances that you will attract in life. Like a magnet, you are attracting everything in your life with the thoughts in your own head. Your thoughts directly affect your actions and your actions affect your bottom line results.
The law of attraction is one of the most powerful laws in the universe. The law of attraction says that you attract everything that happens in your own life and the results that you have had up until now as well as the results that you will have in the future. Everything that is occurring in your life is due to this powerful law of attraction.
So, how can you apply The Secret and the law of attraction to your career and your real estate investing business? That?s very simple. Whatever you want out of your business, you can achieve once you have accepted the power that you have in your own mind.
You can apply the laws to your real estate investing business. Visualize your future living the lifestyle that you desire. Picture yourself living in that incredible dream house that you want, being able to afford that sports car that you have always wanted, and having the ability to send your children to the best private schools. Visualize your real estate business giving you everything that you want out of life. Whatever you want out of life, whatever wealth and prosperity looks like to you, picture it, visualize every last detail of it, and most importantly, believe it.
Once you have a picture in your head and are able to visualize yourself in the exact situation that you want, you must believe that you will achieve it and start to behave as if you are already living that life. The feelings that you put out about your future, will attract those feelings into existence because of the law of attraction.
Now that you know what you want to achieve with your real estate investing business, start small by focusing on your next property acquisition. Visualize the exact details and the type of property that you want to find. Focus on what it looks like, where it is located, what the neighborhood looks like. Visualize the monthly passive income this property will bring into your life and what this income will do for you and your family.
Believe it or not, because of the law of attraction, the universe will actually rearrange itself in order to bring your thoughts into existence, and that is the power of The Secret. What you call into existence, the thoughts that you put out, will attract more of the same to you. You may not know how it is going to happen, but you do not need to worry yourself about these details. You need to trust yourself and your instincts because the law of attraction is a powerful law and you will attract what you are projecting.
You might even surprise yourself when you find that perfect property, the one that you have been visualizing. But realize that this is not a coincidence; it is the law of attraction at work.
The Secret can be used when it comes to every aspect of your real estate investing business. Are you looking for a buyer for one of your properties? Visualize that buyer writing you a check for the amount you are hoping to sell the property for. Are you planning a renovation on a property? Visualize the details and how it will look when you are finished; imagine how it will feel when you rent the property to those perfect tenants.
Take this a step further and start applying The Secret to all aspects of your real estate investing business. Do you see yourself owning hundreds of properties, or only a few? Visualize what you want from your business, focus on it, and live your life as if your business has already reached the level that you expect of it. The law of attraction will deliver to you, exactly what you expect. Before you know it, after applying these principles to your life, you will be living the life you always dreamed of, all because of knowing The Secret.
