I bet your wasting a lot of time and money on your real estate advertising that could be better utilized. What if I told you of a way to know exactly how to spy to see what you’re competitors are doing so you can outshine them every day of the week? What if I told you there was a way that you could position yourself totally different from all the other ‘We Buy Houses’ crap that you see out there?

See, here’s the deal: when I think of these guys, the first thing that pops in my mind is the investor handyman with a beat up crappy truck with all types of garbage in the back. No offense if this is you, it just happens to not be what I want for my life or my business.

These guys are in love with their work and most don’t have the slightest clue how to work a deal creatively. So what makes you different from all the other goons out there? I’ll tell you in just a moment, but first I have an exercise for you.

If you already have a property that you have control of or that you’re trying to sell, then call up every “We Buy Houses” ad that you see. Now, I want you to play dumb (I know that’s not to hard for some but amuse yourself- OK?) when you talk to the “We Buy Houses” guys. Act like a homeowner would that is trying to sell their house. Don’t let them in on your little experiment, just do it and play the role of the motivated seller- OK?

Also, call any of the people that are offering a Free Report on “How to sell your house”.

Now, I want you to document everything they did during the appointment. Document if they were late, if they didn’t show up, or if they didn’t even call. For those that are offering a Free Report, document everything they send you, the time period it takes for them to send you and any follow up they have with you. Keep up with all this in a binder, under each company’s information that you called.

I can here you screaming through the internet right now - “Wow, Derek, that sure sounds like a lot of busy work. Why in the heck do you want me to do all that nonsense?”

You’ll thank me when you’ve completed this little task because it’s one of the most down and dirty tricks that I’ll ever teach you. As a matter of fact, I don’t know anyone that has this clear type instruction for you to attack and spy on your market’s competitors.

So, what’s the freakin use?

Ok, Sherlock. First you’ve got to realize that many of the “real deal” investors in this business are not going to share with you openly what they know. They want to protect their market and many will flat out lie to you or will fabricate the truth just to keep you out of their market. Well, this little technique will show you exactly what their marketing approach is and how they conduct business with their entire marketing campaign at your fingertips.

Imagine knowing how to tap into their mindset knowing exactly what approach they take to real estate deal making.

What would you give to know exactly what your soon to be competition is doing?

Well, now you can because I’ve given you the exact steps to go about spying on other real estate investors. That’s powerful to be able to know exactly what your competitors are doing in terms of their marketing approach. As a matter of fact, you can sit back and watch what they do for several months to see who remains in business and who doesn’t.

Now, I’ve done this little task and the results are simply amazing.

Here’s what you’ll find: That most investors that are pouring in their hard earned money for advertising do one thing: Nothing.

They’ll fail to call you back, they’ll fail to keep the appointment, or they’ll be late.

They always take phone calls during meeting with the sellers; they fail to build any type of rapport, simply going in for the kill by immediately talking about the numbers. They appear more desperate than a high school boy on prom night.

As you sit back watching this dog and pony show, ask yourself if you’d be willing to sell your home to this idiot or would you be skeptical. You will quickly realize there is not as much competition as you initially thought. The only competition you have is yourself.

Let me ask you this, if your competition was doing this, then how hard do you believe it would be to smoke them, leaving them eating your dust?

The fact is that it’s the same way in all businesses. You only have a handful that seems to use their brain. You’ve probably been to numerous businesses or restaurants in the past few months or even weeks where you noticed the service wasn’t up to par. The same is true with investors as most piddle, waste time, and appear to be un-caring about the seller’s situation. Therefore, they don’t do deals, which in turn makes it easy for you to outshine the others.

Take time out to spy on your competitors and you’ll see exactly how you can bring more to the market than any one else.

3. Joe Talks with Frank

“I’m glad that you called.” Said Frank

Here’s the thing, said Jake. Joe and I have been trying to lose weight for years and years now. He wants to know how I have kept the weight off this time. I told him that we’ve been working together and that you’ve helped me change my mind.

“So Joe, are you ready to change your mind?”

“Why do I need to change my mind?”

“Let me explain. How much do you weigh?”

“I dunno… about 280 lbs.”

“Is that how much you’ve always weighed after you dieted, lost some weight and gained it back?”

“Yes… give or take a couple of pounds.”

“Here’s the thing. Right now your mind thinks that you are supposed to weigh 280 lbs. It’s been thinking that for a long time now. That’s why you are only successful at losing the weight. You are not successful at keeping it off. You might not know this but after you get to your goal weight since your mind thinks it’s supposed to weigh 280lbs. It starts reasoning with you. It tells you that you deserve to take a break from your diet, maybe take a break from your exercise your routine. It starts small. Maybe just once or twice a week. Then maybe every other day. Eventually, before you know it, you weigh 280 lbs again you haven’t been eating properly and you it’s been so long since you’ve exercised. Sound familiar?

Ya it does…. I’ve done that same thing over and for years now. So has Jake. How did you know that?

I know that cause I’ve done the same thing. Not just me bout countless others. Diets even if you combine them with exercise may work at the beginning and for a short while but they won’t work for the long term. The key is that you’ve got to change your mind.

Ok you’ve convinced me… How do I change my mind?

First you have to be very committed. Second no matter how weird, you have to follow my instructions. Deal?

Deal…..

Ok I’ll be back home instructing a yoga class this weekend. You come to my yoga class and we can talk afterward.

Yoga? I dunno about that.

As Joe hung up the phone he had a new sense of confidence. This sounds like it’s actually going to work. If it works for Frank and Jake then why couldn’t it work for me?

Joe turned to Jake. “So… what should I expect this weekend?

“I’ll let you wait until tomorrow it’s better if Frank explains it to you. But he’s right. It’s kind of weird but it does work. I followed his instructions and I’ve kept the weight off.

Wow! I can’t wait. Your coming right?

Ya I’ll be there.

So… I guess I better get rid of all this junk food before I change my mind this weekend. Do you wanna have some dinner? I’ve got a couple of pot pies in the freezer and a couple gallons of ice cream. You wanna help me get rid of it?

I’ll have dinner with you but I’ll just stick to my diet. Don’t forget I’ve changed my mind.

Sure, it would be easy for you to step into your new real estate investing career with a pocket full of cash ready to plug every marketing avenue and make money hand over fist. However, it is not this easy for everybody involved, most of the people entering the real estate investing arena looking for the big bucks are forced to start by being frugal and intelligent. Don?t spend money in the areas where it is not going to come back to you in a big way, but how is this done? Read on and take a few tips back to the bank with you!

Use the charm and hard work approach by walking door-to-door in the neighborhoods that either resemble the houses you are trying to sell or are in the same area as the houses you are trying to sell. You don?t have to talk to someone or even introduce yourself to a single soul, just put flyers on doors with your message to get your name in the right place. Sure, this may take a little bit of work and you may get a little bit of exercise, but worse things have happened! You might just find some properties that make sense for you!

Take out page ads in every paper that is used in the area where you are trying to buy or sell in your real estate investing career. Don?t put something simple like your name and a brief message, but take a bold stand that will make people want to buy from or sell to you. I know from personal experience that gender issues, societal issues and wanting to do everything well- the perennial myth of the superwoman- can be barriers to women who want to have successful careers in real estate investing. You may have a husband, a family, and many other responsibilities, so where does your real estate investing fit in? Here are three tips you can follow to help you overcome these common barriers and start thriving today

I know from personal experience that gender issues, societal issues and wanting to do everything well - the perennial myth of the superwoman - can be barriers to women who want to have successful careers in real estate investing. You have a husband, a family, and many other responsibilities, so where are you going to get the time to devote to a career and how will you juggle it all?

Here are three tips you can follow to help you overcome these common barriers and start thriving today.

Get clarity and find clarity

Take a good, hard look at your life and prioritize your values. We all prioritize intuitively, but many of us don’t actually take the time to put things down on paper. Consider the important things in your life - health, family, friends, business etc., and rate them in order of importance. Take a few moments, and do this right now.

Now take a close look at your list. Where are you? Many times, the women I know who do this exercise do not put themselves down on their own list. You HAVE to make yourself a priority. If you’re not on the top of the list, there needs to be a paradigm shift or attitude adjustment about how you view yourself. Re-write that list with yourself at the top!

Set smart goals

Take another look at your list and your life according to those priorities and see where there needs to be improvement. Jot down how life would be if it perfectly coincided with what you imagined and compare it to your actual life. Where can you make changes? Start with the little things. Start slowly.

What are two to three things you can start working on today to not only build your business, but put yourself first? Maybe it’s setting aside a space for your work or setting certain hours aside in the day to dedicate to your business by conducting research or making client calls.

At some point you’re going to have to weigh the benefits and outcomes of your actions. Are you going to get better results by spending three hours cleaning or dedicating three hours looking at potential properties? My guess is that the benefits will come when you invest the time into your business; the dust bunnies can wait another day. When it’s all said and done, what you’re really doing is setting some boundaries.

Create positive reinforcement

Creating positive reinforcement and patting yourself on the back is essential. How do you do that? Look at the progress you’re making on daily basis. Look at things from the outside. If you were a stranger and just met yourself, what would you think?

How would you feel if you met a mother of two who has the guts to get out there work hard to get what she wants? What would think of her? I believe you’d think she’s pretty hot stuff.

As women, we need to really start valuing what we’re doing and acknowledging those actions. We need to quiet and inner critic and give ourselves positive reinforcement.
