Many first time real estate investors make the mistake of investing their hard earned money without understanding, and thereby risking their investments. Avoiding the Errors:
It depends on why you are investing in a particular property. Do you intend to hold it for a long period, or do you intend to turn it around for selling at the earliest? Let us look at some of the errors that certain investors make, which you need to avoid to protect your assets, and ensure excellent returns on your investments.
Check the Property:
Do not get sucked into the excitement of investing in a real estate property. There are rampant claims of high return on investment in the real estate business. Check the condition of the property, and how much modifications, renovations, etc will be required. Ensure you have a right real estate agent who will not overlook all the seemingly insignificant but important details.
Inspect Thoroughly:
Have a professional inspector thoroughly check the property. You need to exercise sound business judgment, as you are ready to invest your hard earned money. If it is a rental property, check with the tenants regarding pest problems, structural damage or any reoccurring problems.

Documents involved in a property can be overwhelming: building permits; zoning laws; rental and lease applications (in case of rental property); underlying loan documents; CC&Rs (covenants, conditions and restrictions); by-laws; title policies; inspection reports; purchase contracts; insurance; the list is never ending.

If your real estate investing is in a rental property, you intend to hold on to the property for a longer period, as much as 15 to 20 years. You will need to ensure cash flow to take care of your property, vis-?-vis the property?s maintenance, repairs, improvements, etc. There will be times when your rental property will be vacant and not earning you a rental. You still need to have cash for the upkeep of your property.
Short Duration Investing:
If you plan to invest in a real estate property for a shorter duration, you may not feel the need to invest heavily on improvements etc. Sometimes, short duration investing could be risky, as the property may lose in value. Generally, property prices appreciate over longer periods.

Don’t Leap Before You Look - Successful Real Estate Investing Through Financial Analysis

You’ve been working up the nerve to get started in real estate investing for some time. You’ve had all the conversations with your rich uncle and your obscenely successful friends. You’ve read the how-to books. And now you’ve finally found the right property. It looks right, and the deal ?smells? right to you. The location seems like a sure bet.
But before you jump right in, take a step back and crunch the numbers. Forget about the back-of-the-napkin analyses your heroes may tell you about. If you’re spending this much of your hard-earned money, you owe it to yourself to do some thorough due diligence. There’s a good reason for it:
- The financial analysis process forces you to take a good look at the entire picture, not just the parts which appeal to you. You are forced to think things through, which in and of itself reduces the risk that you?ll overlook something critical.
Analysis can be an objective exercise, very different from the emotion-laden, and subjective, process of negotiating and getting caught up in deal-frenzy. Especially when it’s your first time out, you don’t want to rush into one of those projects which turns out to be one where you would later say (with regret) ‘it seemed like a good idea at the time.?
There are a few other very solid reasons to perform thorough financial analysis on your deal:
- Techniques such as discount cash flow analysis will project the ultimate potential gain or loss of your investment. This will help you to get from ‘it seems like a great deal’ to ‘it has the potential to net me $200,000 over 5 years.’
- Preparing detailed financial projections is the hallmark of the professional. Doing your homework in this way will improve your attractiveness to bankers, potentially aiding you in attracting financing for your deal.
- Financial analysis can’t see the future- you should not expect to be able to accurately predict the end results. However, through financial analysis, you can generate best- and worst-case scenarios in order to create a range of projected results. This will help you to approximate the maximum and minimum amounts you stand to gain or lose, as well as what you believe to be the most-likely gain or loss.
Investing is all about risk mitigation. Through this process, you can avoid deals which exceed your risk threshold, as well as deals which do not offer an adequate upside to balance against the potential downside. Never pursue an investment where you aren?t comfortable with the risks. That’s what we call ‘gambling.’ Nor should you pursue investments where the best-case scenario doesn?t meet your minimum return.

How To Get Private Money For Real Estate Investing - Step Three

OK, you have taken the first two steps in the process of getting private money for real estate investing. First, you developed a Business Plan to give to your prospective lenders. Next, you created a Lender Fact Sheet, outlining exactly what you are looking for from a private lender. Time for Step Three.
The major question on your lender?s mind is, ?What?s in it for me?? Everybody asks that question when they consider parting with their hard earned money, and your prospective lenders are no exception. You have answered that question by giving them your Business Plan and Lender Fact sheet, showing them the rate of return they can expect. They have only one major question left.
How is my interest protected?
You see, people are motivated to do things, or NOT do them, for all sorts of emotional reasons. Fear is one of the most powerful. To be successful getting people to loan you private money for real estate investing, you must help them to see that they have nothing to fear by lending you the money. You must allay their fears and doubts.
This is accomplished by using a Security Agreement, both in your Lender Information packet (alongside your Business Plan and Lender Fact Sheet) and attached to every one of your private notes as they are created for each deal.
Your Security Agreement tells your prospective lender that their money is secured by the value of the real estate you are buying. In other words, they will have a lien against the title of the property filed with the proper government authorities. You will personally file the security documents in each and every private lending transaction, and you will provide certified copies to your lender. Their investment will always be backed by the real estate.
Since you have already demonstrated to them, through your Business Plan, that you have a track record of ALWAYS buying value, and NEVER overpaying for property, your prospect will be able to clearly see that their interest is protected, and they have nothing to fear.
