Real Estate Investing - Are You Landlord Or Investor?

When I first started buying real estate, I made a conscious decision to avoid rentals because I had no interest in being a landlord. Like you, I heard all the horror stories of nightmare tenants, late night plumbing problems, lead paint hassles, and evictions. I wasn’t interested in putting a lot of time and effort into screening tenants, dealing with vacancy and repair, and going to court.
In fact, the very first book I bought on real estate was Lonnie Scruggs’ Deals On Wheels, a brilliant treatment of mobile home investing, and a more dedicated "anti-landlord" than Lonnie has never been born. The entire concept of buying and selling mobile homes, as developed by Lonnie, evolved as an answer to his "tired landlord" syndrome.
After reading Lonnie’s book, and others like it, my mind was more set than ever- I would never buy rental property. I would never have a tenant. I would NEVER, EVER be a landlord.
My how times change. Based on the knowledge I have gathered over the last several years as a real estate investor, and conversations with hundreds of experienced investors, I now know that it’s not what you do, but how you do it, that determines the level of frustration you experience with ANY type of investing, rental or otherwise.
In short, it’s the position you choose.
Choose A Position Of Strength
You can be a landlord if you want. I choose to be an investor.
Landlords do many things that investors don’t, unless they choose to. Let’s compare:
Landlords put up "For Rent" signs, place newspaper ads, and hold open houses and showings. Landlords deal face to face with tenants, screen them, and do background checks. Landlords tell tenants they’re approved (or not), explain the rules to tenants, and sign leases with them. Landlords collect deposits and rents.
Investors hire professional property managers.
Landlords take tenant phone calls when there are problems, no matter what time it is. Landlords tell tenants their rent is late, assess late charges, and enforce rules. Landlords apologize to neighbors for unruly tenants, cut grass, and plow snow. Landlords fix appliances and leaking toilets.
Investors hire professional property managers.
Landlords apologize to tenants for problems, fill vacancies, and inform tenants they are not getting their deposit back because of damage done. Landlords evict tenants and go to court with them. Landlords do many, many other things I don’t want to do.
What about investors? Let’s see.
Investors hire a professional property manager to handle all of the things that landlords do themselves. Which is easier, more cost effective, and a more efficient use of your limited time? If you answered, "Hiring a professional property manager," you’re right!
A quality property manager is worth every dollar you pay them. They will make sure that your units are rented to the right tenants, that the property is well cared for, and the tenants are happy. They will fill vacancies and answer trouble calls. They will deal with repairs and evictions. They will handle the bookkeeping, collection of rents, and assessing of late charges. They will form a buffer between you and the headaches of running a rental property. They are experts at all of these things, and much more.
You will get a check at the end of each month.
Get the picture?
It seems so simple, right? Why does it take some investors, including me, so long to see the difference?
Change The Way You See Yourself
It’s all in how you view yourself. When you see yourself as a landlord, you fail to recognize that your time is better spent doing what puts money in your bank account- namely, finding and acquiring property that meets your investing criteria. Unless you are a plumber by trade, or a professional property manager, or landscaper, wouldn’t your time be better spent doing what you have learned to do so well- investing in real estate?
Does that mean that if property management is something you love to do, something you aspire to, you shouldn’t do it? Of course not. If you have a passion for managing your own properties, and you like the idea of being a landlord (with all that entails), by all means go for it. I’m not trying to change what you love- I want you to see that you have a choice.
Maybe you’re like me. I had to teach myself to think differently about who I am- to think like an investor, not a landlord. When you begin to think like an investor, you start approaching real estate like a business rather than a hobby. You realize that you don’t have to do everything yourself just to save money. You come to understand that doing everything yourself is most likely costing you money- maybe a ton of money.
To repeat, the two keys are:
1. Learn to see yourself as an investor.
2. Learn to think like an investor.
Are your strengths really in the areas of landlording I listed above? If so, fine. Keep doing what you’re doing. But if, as I imagine, you are better suited to finding deals and bringing them to the closing table, then hire a pro to manage the properties you decide to hold and rent. Play to your strengths- you will multiply your time and your business will grow like a thoroughbred racehorse bursting from the gate.

Tampa Real Estate: Investing in Property Foreclosure

When a person purchases a home, a loan must be taken on a regular basis. The lenders, which are banks in general, keep the title to the home as collateral. When the person is ineffectual in paying the dues in time, the ownership of the home is transferred to the lender. The transfer of ownership is what is called foreclosure.
Buying foreclosure has been compared to playing poker. Considering as an investment, it has its own risks. First the lenders will check out if there are any junior liens. When they find any pending loans, they pay off everything so that they themselves have clear title to the property. Once this is done, the lender adds up all costs to the loan amount to be recovered, and again resells the property so that they can convalesce the expenses together with the loan amount. This is an ideal time for investors to buy such property. Buying a Tampa real estate property that has been foreclosed already presents many gains.
The foremost and well-known benefit is the fact that all Tampa real estate properties bought from lenders will have clear titles as well as ownership rights, thereby saving one the hassles of undertaking any research. In addition, the foreclosure is not meant for profit booking. Hence, when the lenders sell foreclosed property they need their money back, so they are ready to sell the property cheaper than what it could have obtained in open market under normal conditions.
The first step of buying foreclosed Tampa real estate properties is to collect some relevant information. The best thing to do is to create a database that allows one to segregate data on all the properties and markets in clear sets. The next step is to directly get in touch with the owners of the foreclosed Tampa real estate property and start negotiating with them.
First-time buying foreclosed property on your own can be risky. Thus, one must seek the help from real estate agents. One of the risks involved in buying foreclosure, particularly at an auction, is it gives just a week to deposit all the cash. If one fails to do so, all of the money that has already been deposited might be lost at particular instances. However, as one keeps on making investments, valuable experience will be gained regarding bad construction, poor soils, problems with septic systems, and the like.
Background reading of crucial information is very important before one gets into foreclosure investing. Foreclosure laws in Florida, priority of liens, bidding at auctions, title insurance, and bankruptcy are some of the key areas that one should be familiar with. One will be able to make better and safer decisions if equipped with the right knowledge.
Property investment is not an easy game, and must be played only with caution and care. Little concerns for the person whose property is up for foreclosure are necessary for this process. But one can easily cut down the process of foreclosures into three primary stages. The first stage is pre-foreclosure, second stage is foreclosure auction and the third and final stage is bank owned foreclosures.
As the foreclosure process unfolds, the potential for profit will belittle, the later one gets the foreclosure property. For those who are ambitious enough to attempt the full- time task of foreclosure investment, one must learn to have to learn how to find pre-foreclosures since these normally offer the utmost leverage and profitability that is crucial to the most discounted properties that are available from bank-owned properties.

Real Estate Investing Alternatives

You’d like to invest in Real Estate, but you aren’t sure what to invest in (condos, apartment buildings, commercial properties, land), and you’re not certain if you have enough money available to make a suitable Real Estate investment.
It seems that everyone is investing in some form of Real Estate, but you consider yourself a novice and your risk tolerance is low. You don’t want to make a costly mistake, so you decide to wait. You may have even purchased tapes and books and videos extolling the virtues of Real Estate investing, and how simple it is to become financially independent.
The old saying, “If it’s so easy, everybody would be doing it,” is just as appropriate for the Real Estate market.
Also, you may think that it’s too late — the so-called Real Estate “bubble” is about to burst.
Are there any alternatives for the neophyte, or the conservative investor who’s very concerned about his or her life savings?
There are such alternatives, a method by which you can own real estate and have it managed, with the liquidity of the stock market. It’s called a REIT, or Real Estate Investment Trust.
For about fifty years, REITS have offered investors the opportunity to own a variety of Real Estate investments — commercial and private — without the aggravation, inconvenience, and time-consuming hassles of individual ownership.
On top of this, a REIT can be purchased or sold just like as common stock. Professionals who are experienced in buying, selling, and renovating properties manage them.
Because many REITS purchase several properties, their diversification often keeps the investment risk low. Within the REIT, the management team has the capability of divesting itself of unprofitable properties, and, if the timing is appropriate, the ability to purchase additional properties.
Many REITS also offer very competitive dividends, which make them an excellent alternative to bonds and preferred stocks.
Also, the value of the properties in the REIT can appreciate, giving the investor a very important investment advantage — total return (appreciation plus dividends).
This appreciation in value is rarely seen in bonds (unless interest rates drop sharply), and, unlike bonds, REITS do not have a maturity date.
REITS are not without their risks. The Real Estate market could weaken, apartments and mall locations could remain vacant for a period of time, or the REIT may not want to risk putting additional capital in certain properties.
If you don’t have the expertise to invest in individual Real Estate ownership, or, if you’re a conservative investor who demands liquidity in your portfolio, speak to your investment advisor regarding REITS. These trusts may give you the liquidity and the diversification you need and deserve.
As a final note: If you’re searching for appropriate vehicles for your IRA, REITS may be one of your best alternatives. Remember to do your homework. There are many different types of REITS out there.
