Are you going to be able to retire? And if you do, will you be in a position to enjoy your life, pay medical bills and maintain an acceptable level of health?

Those can be chilling questions if you haven’t thought about them much. If you haven’t given them adequate thought, that means you haven’t prepared for certain inevitabilities.

Real estate investment can help you answer those questions and remove that chill factor.

Let’s face it. Not only will you not want to spend your golden years working, you may not be able to, regardless of whether you would like to. You may live well up into your 80s or 90s and be unable to do the job you are doing today?or any job for that matter.

You need to lay the foundation of security and happiness for your future self. Real estate can help you do that.

This is because, as your investments age, they should be making more and more money for you with less and less work output from you. It’s a sort of financial magic that will serve you especially well in later years. That’s why people get into investing in the first place.

In order to prepare for your retirement in this way, however, you must examine your core. That means that you will need to make sure your needs are taken care of in such a way that you don’t have to spend all of your time scrounging for pennies. You need the time to learn about real estate, and working in someone else’s office for peanuts isn’t going to get you that.

According to Robert Kiyosaki, author of the Rich Dad book series, you need to build a business system that can operate without you, thereby making money without working for it. Then take a portion of that money and invest it, thereby exponentially increasing your earning potential. Have you heard of making your money work for you instead of vice-versa? That is what this means.

As you grow older, you should be working less, not more. This is partly because your ability to work will decrease. But it is also because you deserve to be able to work less and enjoy your life more. Retirement isn’t about being forced out of a job?or at least it shouldn’t be. It should be about leaving a job to catch up with your life. To spend time doing the important things like hanging out with family and friends, engaging in hobbies that you enjoy and becoming involved in life-enriching activities such as spirituality or art. Not to mention getting enough exercise.

If you are in a job now that doesn’t allow you to do these things because it doesn’t pay enough or because you don’t have enough time left over in the day to learn to make a change, then consider switching to a job that pays more or gives you more time. Develop a business system in which you can train people to do the work for you. Then, when that is up and running, and providing you with the money and time you need, start learning about real estate.

Put your extra money into real estate investment?but don’t put in more than you can afford to lose on the learning curve. Real estate investment is a skill like any other and you will make mistakes. Don’t be the farm on your first few purchases. In fact, don’t bet the farm at all. Make sure you are making enough money to live on, and then enough money to invest on.

After a while you should see your money start to grow exponentially. Then you are on your way to a happy retirement.

1. Find out what you really want from your investments.

Set goals. Where do you want to be 5 years from now? Do you want a much larger nicer house for your family? How about waltzing into a car dealership and paying cash? Picture what you want.

Your investing needs to provide a living -and a lifestyle. You need to be able to look forward and enjoy your life and your family.

If you want to coach your children’s sports teams, your real estate needs to give you the time, not steal the time from those precious events.

With proper planning you can learn how to out-source but you’ve got to know where you want to go before you can get there.

2. Start simple and keep it simple

Sometimes it’s too easy to lose focus because of information overload. Our generation is being bombarded with more knowledge than any in history. And it’s only going to get worse.

Real estate is basic investing. Stick to the fundamentals. Go to the old gurus such as Tyler Hicks and read the old books. Markets come and go, but the basics never change.

3. Do your investing one small step at a time

Don’t try to compete with Donald Trump with your first property. Start small.

Get your first property going. Then move on to the second and the third. Don’t worry about what the stars and experts in online forums are doing. They’ve been at it for a long time. Naturally they can do more. And you will too if you don’t allow your investing to get too complicated.

4. Focus on one aspect of investing for six months

What are you really interested in? Foreclosures, Buy and Hold, Short Sales?

How is the market doing in your area of interest? Concentrate on one type of investment and soak up everything you can about it for six months. Not only will you become an expert but it will be almost second nature to you.

5. Design your investing around your strengths and weaknesses.

Okay, this is the challenging one.

We’ve been taught all our lives that winners do what they hate. It’s a conditioning process. In order to get it done, we’ve got to make ourselves do the dog work.

That’s okay for football or high school algebra, but real estate investing is different.

You need to like it. If there are parts of it you don’t like, don’t get bent out of shape about it. Sub those parts out. Out sourcing is one of the most valuable lessons you can teach yourself.

Don’t get upset about landlording if it’s not your thing. Out source that too. The most important point is to invest. That’s where the money is.

6.Stop analyzing and buy something

There are investors who paralyze themselves to death with market analysis. Another way of putting it is they are fearful of doing it. Jump in. Get your feet wet. Sure, you might make some mistakes but if you read the right real estate materials and study the right courses, as well as networking, you can cut those mistakes down to miniscule small potatoes.

7. Set aside some properties for your lifetime profits.

This is your own personal bank. Whether you’re a flipper, wholesaler, rehabber and you want to move those properties fast, this advice still applies to you.

Real Estate Investing - Is Now A Good Time?

The timing is always right for investing in real estate. As with any investment, you need to be careful of certain things ? it is never a question of timing, but a question of location, mortgage affordability and maintenance.

Location - the number of like properties in the area, economy of the area, one huge employer or many small employers.

Cash flow - will more money be going out than coming in?

Managed professionally ? maintenance headaches belong to someone trained to handle them - not to you.

The economy of an area makes a big difference in whether the area is a ?hot market? or not. When the jobs are there, new ones opening up, and the population is growing, that makes a market hot? plenty of renters. When an area depends on one huge employer, this can make an area not as attractive for an investor because anything can happen to that employer.

One must make sure of facts, however. There is a company in Shreveport, Louisiana which shuts its doors for three weeks every year and lays off over 2000 employees when they do so. This kind of activity can skew area statistics making it seem to be a poor place to invest when that isn?t the true picture. When Boeing shut down, the real estate around Boeing bottomed out, but Canadians swooped in buying up everything in sight and made millions on their investments. That is because the market corrected itself.

Mortgage interest rates are rising at the moment. This does not mean that real estate is unaffordable. It does not mean that the real estate market is going to crash. Far from those dire predictions is the fact that real estate markets correct themselves over time.

Buying and holding is good strategy. Buying and holding and not being able to eat or not being able to buy clothes for your kids is not good strategy. There is a wonderful balance that can be reached. Utilizing hot market areas, where the rent will cover the mortgage and any other expenses involved with being a landlord makes real estate investment a low risk opportunity.

Professional management is the crowning touch for investing in real estate. It is mainly common sense strategy. Who wants to get up in the middle of the night to fix a stopped up toilet or to fix a broken heater? Not even the guy that gets paid for doing it likes that part of the job.

A management company does more than just maintenance. A management company will make sure you get your rent, by not only collecting it but will also make sure you have a tenant. Managing property is what they do and the only way they get more business is if they are good at what they do. You can rest easy with a professional management company because the usual landlord problems are solved by them instead of becoming a worry for you.
