Real Estate Investing First Deal Jitters

It?s very normal to get first deal jitters in real estate investing.

There are several real issues:

1. Real estate is a big investment, the dollars are large, so there is
great risk but also great rewards. Its much different signing a contract for $100,000 or more that you are going to manage yourself than to send $1000 to the bank and have it put in a cd. Of course when you put your money in the bank it goes down in value as inflation is much higher than the return the bank will pay you. While your real estate investment will grow with inflation but since you have only a small part of your own money invested it will grow at 10-20 times the rate of inflation.

2. When you are new it is hard to know the value of a neighborhood and what is a realistic exit strategy. Find out how other investors are selling their homes. Are they retailing them? Are they doing rent to own, otherwise known as lease option or lease purchase? Holding long term as rentals and cashing out their equity? There are a number of strategies investors can use and some are better than others for certain neighborhoods.

3. Real estate investing is work, you have to go get involved in a multi step project for every property, and that can be intimidating. You just have to learn to write down everything that needs to get done and accomplish small tasks every day and before you know it you will be a real estate investing pro.

Only experience will teach you when its an obvious deal. Look on
www.realtor.com and see what realtors think houses in that area are worth. Drive around a few blocks and call any for sale signs and then go lookup the tax assessor info on those addresses and see how they compare.

Real Estate Investing Apprenticeship - An Overview

If you?re new to the world of real estate investing, you may be wondering how you can get started when there seems to be so much to learn and understand. Maybe you should consider a real estate investing apprenticeship.

A real estate investing apprenticeship can take any of several different forms. It can be a flexible arrangement with an experienced investor that you partner with for one deal only, or it could be a structured agreement whereby you form an ongoing working relationship with an individual or group of investors.

Either way, there are a few things you should consider before entering into a real estate investing apprenticeship.

First, what exactly do you want to get out of your real estate investing apprenticeship? In other words, what is it you are looking to learn? If you want to learn how to flip houses after rehabbing them, you should look for an experienced rehabber to partner with, offering to bird-dog or wholesale a few deals to him in exchange for looking over his shoulder throughout the process.

If you want your real estate investing apprenticeship to help you build your cash reserves for long term property holding, you should look for a mentor who is willing to split the profits on some larger deals. You might offer to do all or most of the legwork that many experienced investors are just too busy to do.

On the other hand, if you?re hoping to learn the ropes of lease option or subject to investing, you will want your real estate investing apprenticeship to build your skills in those areas. Find an investor with plenty of experience doing those types of deals, and offer to partner up with them several deals.

When approaching a potential mentor about a real estate investing apprenticeship, make sure you tell them what?s in it for them. Tell them the benefits they will realize by partnering with you. Offer to do all or most of the legwork, bring them leads and deals, and bring them potential buyers for their deals. Don?t expect them to want to help you simply out of the goodness of their heart.

Everyone likes to know they will be realizing a benefit from their efforts. Potential real estate investing apprenticeship mentors are no exception. Tell them how they stand to benefit and you will not only make a new friend, you may just make a ton of money, too!

Looking back, some of my most satisfying deals have been done in partnership with other investors. Most of them were win/win for all parties. I may not have recognized it at the time, but I was engaging in a real estate investing apprenticeship. You should explore the possibilities of doing the same.

Deedless Real Estate Investing-An Overview

Are you looking to increase the number of real estate deals you can do without significantly increasing your risk and without increasing the amount of cash or credit you need? If so, then deedless real estate investing may be just the strategy you?re looking for.

Deedless real estate investing is a collective term used to describe a group of tactics that do not involve an immediate transfer of ownership of a piece of property. Among these tactics are straight lease option, sandwich lease option, and subject to.

The first of these, the straight lease option, describes an agreement between you the investor and the seller in which you lease (or rent) their property for a monthly payment, and you have a guaranteed option to buy the property at a predetermined price within a fixed period of time. Ownership does not change hands unless and until you exercise your purchase option, making this the first type of deedless real estate investing.

The second type of deedless real estate investing, the sandwich lease option, starts out as a straight lease option. You then, as the tenant buyer, would find a second tenant/buyer to assign your interest in the property to. They would lease the property from you, with the option to buy it from you. When and if they exercise their option, you would in turn exercise your option to buy from the original seller. This puts you in the middle of the sandwich, where you stand to profit with little or none of your own money at risk!

Finally, the third tactic for deedless real estate investing is the subject to, which means you buy the property subject to the existing mortgage or deed of trust remaining in place in the seller?s name- you simply start making the payments. Some investors actually do insist that they get the deed when doing a subject to deal, but they don?t record the deed until they resell the property and cash out the seller?s loan.

Other subject to investors don?t get the deed, waiting instead until they find a buyer who exercises their option and cashes them out of the seller?s loan. Doing it this way makes this a true deedless real estate investing tactic, but significantly increases the risk. I don?t recommend it!

We have barely scratched the surface of what could be said about these three tactics for deedless real estate investing, but now you have an overview. Add these tactics to your real estate investing toolkit, and more deals will be available to you.
