Is there Greener Grass to Real Estate Investing?

This may come as a surprise to you but trust me when I tell you the grass is not always greener on the other side.

What kind of oddball do you think I am here making this type of statement as a real estate investing lesson?

Well, for me this lesson was one of those rather costly, hard learned lessons that I’m sharing with you. This is one of the most basic fundamentals when it comes to investing in real estate that far too many people overlook when on the lookout for their first property or gaining more properties. They believe they’d be better off investing in an area other than their own backyard.

They see all the stories of where someone picked up a property cheap and they think, “I wish I could, I would have if I were in an area like that, blah, blah, blah.” Or they think of the area that has seen double-digit appreciation rates and think “if I was only in an area like that.” The fact is whether you’re in a red-hot market or a slowing market, there’s a way for you to make money investing in real estate. It starts by just realizing that you’ve got opportunity in your own backyard to make this a successful business.

Here’s why:

When you’re thinking of investing in real estate, you’re looking for sellers that have some underlying situation that’s causing them to want to sell. Usually, these sellers have a problem of some sort that’s causing some undue pressure. We call these ‘Motivated Sellers’ and if you’re not attracting motivated seller then you’re wasting your time.

And there’s not an area in the country without motivated sellers!

The problem with thinking the grass is greener in another market keeps you from looking in your own backyard for the next profitable deal.

Even though, this sounds basic, it’s easy to fall into this line of thinking. At one point, I was convinced that I could work another market that was nearly 4 hours from where I lived. I’ve got to confess that this was a costly lesson.

While you can make money in another market, I was stepping over dollars in my own backyard to pick up dimes in a completely different market. See I tried building my business wide instead of building it deep in my own market. Lesson Learned.

See, I want you to focus on your own market, instead of making the mistake of spreading yourself too thin. Once I realized this lesson, I refocused my business and started building it like a business instead of a mom and pop shop. See, so many people are opportunist and just look for wherever they could make a potential buck. Just realize you know more about what’s going on in your own backyard than anywhere else. Also, it’s imperative that you work to build key relationships with people in your business. This was a major problem when attempting to do deals in too many markets - you’ve got to find new contractors, new realtors, new closing agents, and new investors to flip to. It’s like basically starting from scratch in every aspect.

So, the key lesson is to stick to your own backyard and master the system before you even think of looking outside your area.

Great Real Estate Investing Opportunities

As an investor, you should always be on the lookout for real estate investing opportunities.

With real estate there can be some great ones, so it is always best to be on the look out for them.

Every once in awhile, these opportunities might come your way easily, but for the most part, you must look for them. There is much more to real estate investing opportunities than a low purchase price.

Too many times have investors made this assumption only to find the hard way that an easy purchase is not always an easy sale. Knowing some tips to recognize real estate investing opportunities will help make your investing much easier.

Property worth is one of the first ways of recognizing real estate investing opportunities. You don?t have to hire an appraiser or a realtor to assist you in figuring out the worth of a real estate property. You can use some of the same techniques these professional use to determine property worth. Look up the price of similar properties that have recently sold. Between three and five properties will give you a good idea of the property worth.

Once you have determined the property worth, the next indicator of real estate investing opportunities is the amount of repairs the property needs. It doesn?t matter if you can purchase a property for a penny. If it costs need $50,000 in repairs and similar properties in good condition have sold for $40,000, then it should not be deemed as one of your real estate investing opportunities.

You can find out the repairs that are needed in one of two ways. The first way is to ask the seller what repairs are needed. Some sellers will be completely honest, some will not. The second way is to use a bonded contractor. You can get referrals for contractors from other investors or respected realtors.

The amount you can purchase a property for is perhaps the second most important factor in recognizing real estate investing opportunities. The lower you can purchase the property for, the better an opportunity it is. In general, the best real estate investing opportunities are those which you can purchase a home for 20% or more below market value. If you can negotiate even lower, that?s better.

Strategies For Successful Real Estate Investing

The continuing rise in population all over the world makes real estate investment a very profitable option.

There is a continuing demand for quality living space as family and businesses continue to expand.

Logically, this scenario assures that a piece of real estate would inevitably bring in higher returns in the form asset appreciation and/or rental.

However, before you jump in and buy an investment property, follow these three simple ways to ensure your success in the market.

Set a budgetary limitation for the purchase of the property.

In any type of investment, you should make a realistic estimate of your financial capabilities.

You do not have to set aside cash for the entire value of the property since you can purchase on mortgage but surely lending banks would ask and evaluate your financial position.

Make a thorough investigation on the investment property.

Before making an offer on any property, make sure that the title is clean and does not have any encumbrances or liens.

Additionally, you should perform a detailed study of the trends and developments in the real estate market. In making a decision on where to buy: concentrate your search closer to your area or within your state; look for growth potential in developing areas; make it a habit to inspect the property personally and the general area before making the decision and limit your short-list to areas with good infrastructure and utility services as these bring in higher returns.

Set a realistic time frame within which to sell the acquired property.

Determine the probable number of months (or years) within which you can hold the property before selling it at a profit.

Make real estate acquisition and investment a continuing business.

Real estate investment is not a one-time affair if you are to seriously consider real estate properties as an important element of your investment portfolio. You have to be an active investor and continually on the lookout for lucrative and profitable opportunities ones.

If you do suffer a setback in one deal (a breakeven sale), do not let it dampen your spirit but learn from your mistakes. Use your mistake as a learning experience to make wiser and better choices.

Real estate investment is very much like a military operation, it requires careful planning, attention to details and systematic execution and it is the best way to make multiply your hard-earned money faster. As long as you do your homework and prepare systematically, everything should go very smoothly regardless of market conditions.
