Great Source of Private Money For Real Estate Investing

How would it be to have access to over a million dollars in private money for real estate investing? That?s just what a good friend of mine stumbled into when he did a very simple thing? something you can do in an afternoon.
My friend, Jim, has been investing in real estate for several years. One day, after a family get together, he decided to let his family know about his investing. He had been pretty successful with small apartment buildings, so he decided to send out a simple postcard to all the members of his family, telling them to call him if they knew of anyone wanting to sell rental property.
Lo and behold, Jim got a call the very next week from an uncle he barely knew. The uncle didn?t know of any property for sale, but he expressed curiosity in what Jim was doing, so the two men made an appointment to get together for lunch.
At lunch, Jim explained his investing strategy, and outlined some of the successes he had enjoyed. He talked about the simple things in his business, like buying value, and looking for positive cash flow. He enjoyed talking about it, and Jim?s uncle seemed genuinely interested.
Then Jim got the surprise of his life.
As they were leaving, Jim?s uncle leaned into the car window and said, ?Could you use a silent partner to help with the financing end of things??
Jim says, ?I think my heart skipped several beats before I answered.?
After Jim?s heart started again, he told his uncle he?d be happy to put his money to work. It turned out that Jim?s uncle was sitting on nearly $1,000,000 in liquid assets, assets Jim has used over and over again during the last few years to build a rental real estate empire.
The funny thing is, Jim didn?t set out to find relatives with money. He was just looking for some property, and along the way he found one of the greatest private lenders I?ve ever heard about.
What can we take away from this story? Well, you may not have a relative with anywhere near the available cash Jim?s uncle has, but the question is, how do you know? More importantly, how easy would it be to find out? My guess is, pretty easy. Could you find a creative way to ask, and let your family know what you?re doing? Of course you could!

For many years, real estate has been a well known investment. Most of the millionaires out there made their first million dollars in entering into real estate. Indeed, even celebrities are venturing out into real estate investing. They believe that a big way of money making is through real estate investing.
Yes, real estate investing can be as all what it is in the television and celebrities program, they say it is, but investing in real estate is not that easy. There are many people that are venturing out and searching for additional ways to make additional income. That is to be expected when it comes to real estate. Real estate has been a popular investment for many years. Many millionaires made their first million dollars in real estate. So it should come as no surprise that Real Estate Investing is being glamorized by celebrities like Donald Trump and various television shows that depict real estate investing as a big money maker.
Real Estate Investing can be all that celebrities and television program make it out to be, but it is not as easy as it looks. Real Estate Investing requires knowledge of different techniques that can be used when trying to buy, sell, negotiate or repair a house. Without this type of specialized knowledge real estate investing can be a monumental disaster.
Having laser specific knowledge can mean the difference between success or failure. Knowledge is what separates those that invest in real estate and those that talk about investing in real estate. The knowledge that is required is not difficult to master. In fact, just about anyone can be a successful real estate investor. I have seen people from all walks of life and educational backgrounds go on to be successful real estate investors. One man that I know and admire very well became a successful real investor despite the fact that he first had to learn how to read. It is possible for anyone to learn how to invest in real estate.

What?s so great about having private money for real estate investing? Have you ever looked a fantastic deal square in the eye and had to walk away because you weren?t in a position to move on it? If so, ready access to private money could have made the difference.
Having a reliable supply of private money for real estate investing gives you two things you need to be super-successful? confidence and flexibility. Let?s see why?
First, imagine that your marketing is working like it should, and you?re getting calls from highly motivated sellers anxious to get out from under their property. Further, let?s assume you?re already in the middle of a deal or two, and you have, say, a quarter of a million dollars tied up for the next few months.
You get a call from Mr. Gotta Getoutnow, who has already moved and is shouldering two huge house payments. His vacant house, valued conservatively at $190,000, is costing him a cool $1200 each month? and he hasn?t lived in it for 6 months! He?s willing ? even anxious - to let it go, if you?ll just cash him out of his mortgage to the tune of $132,000.
Unfortunately, your marginal credit rating won?t permit another loan, your cash is tapped, and your house is already mortgaged to the hilt for those other deals you?ve got working. How much confidence do you have on the phone with Mr. Getoutnow? My guess? not much! Not only that, but what?s up with those lenders having to hammer my credit report every time I get a loan? First there?s an inquiry, then they add the loan to my list of debts, so the whole world knows my business. I?m definitely NOT down with that. Now that I have all the private money for real estate investing I could possibly need, there?s no hits on my credit report, and nobody ever sees the debt listed. I don?t have to worry the next time I go to apply for a car loan that I?m going to have to answer a whole bunch of stupid, embarrassing questions. I?m a happy guy!
Heck, I?m just about the most confident, flexible guy in town, thanks to my ability to raise private money for real estate investing! I can?t say this strongly enough?

He had been pretty successful with small apartment buildings, so he decided to send out a simple postcard to all the members of his family, telling them to call him if they knew of anyone wanting to sell rental property.
Lo and behold, Jim got a call the very next week from an uncle he barely knew. The uncle didn?t know of any property for sale, but he expressed curiosity in what Jim was doing, so the two men made an appointment to get together for lunch.
At lunch, Jim explained his investing strategy, and outlined some of the successes he had enjoyed. He talked about the simple things in his business, like buying value, and looking for positive cash flow. He enjoyed talking about it, and Jim?s uncle seemed genuinely interested.
Then Jim got the surprise of his life.
As they were leaving, Jim?s uncle leaned into the car window and said, ?Could you use a silent partner to help with the financing end of things??
Jim says, ?I think my heart skipped several beats before I answered.?
After Jim?s heart started again, he told his uncle he?d be happy to put his money to work. It turned out that Jim?s uncle was sitting on nearly $1,000,000 in liquid assets, assets Jim has used over and over again during the last few years to build a rental real estate empire.
The funny thing is, Jim didn?t set out to find relatives with money. He was just looking for some property, and along the way he found one of the greatest private lenders I?ve ever heard about.
What can we take away from this story? Well, you may not have a relative with anywhere near the available cash Jim?s uncle has, but the question is, how do you know? More importantly, how easy would it be to find out? My guess is, pretty easy. Could you find a creative way to ask, and let your family know what you?re doing? Of course you could!
