Compared to the above two methods this method will not help you to make more profit per transaction as you’ll have to sell at a below- market price to the next investor.

Don’t you just love finding money where you didn’t expect it? Real estate investing with RRSP’s is a whole lot better than finding a twenty dollar bill in your old jacket, and much more profitable!

We have to start thinking like the bank and realize that profit is not a dirty word. We put our funds into a safe savings account at the bank and they go about making money by investing it while giving us a ridiculously low return on those funds. Why not skip the middleman and do the investing yourself? Your first thought will be “I don’t have that kind of money!” That is where your found money comes in. If you have Registered Retirement Savings Plan money you can use it, to fund a mortgage or investing loans with a far better return than the bank will give you. If your RRSP money is not in a Self Directed form you will have to make that your first step in this investing journey. Your agent will help you make this transition (although he probably won’t like it very much!).

There are a few options in the way you want to go about using this investment vehicle and what you choose will determine who can help you on the road to profitable investing. Most financial institutions will have a mortgage pool that you can opt into. It is kind of a slush fund where everyone who is interested puts their money into the same pot and then the bank takes money out of that pot and invests it in various real estate properties. Those investors share in the profits or losses accordingly. Most RRSP funds are based in the mutual funds market but historically you will get a much better return on your money in this mortgage pool fund. However, there is still a more profitable option if you look a little further.

You can put up a second mortgage loan on a property and realize profit in the form of up to 15% return on the use of your money. When was the last time your bank offered you a deal like that? You can invest in properties that you yourself buy or you don’t have to buy the property yourself but rather use the mortgage loan as your form of investing and let a sophisticated investor do the rest. When you think of real estate, what do you think of? Buying a home, building a home, or realtors are what most people think of when the term real estate crosses their minds. Real estate is also a great way to invest your money and can be very profitable if you go about it carefully and wisely. However, just like any other business there are sneaky secrets and tips that you should consider before embarking on a real estate investment. Buying real estate to rent or buying real estate to fix up and resell are two of the most common ways to make money investing. However, there are a few things to keep in mind before you take the leap and hand over the cash!

The first thing that you have to do is to take action. Don?t sit around thinking about real estate investing, jump out there and do it! There are thousands of people that kick themselves daily for not trying something new. Yes, it is a risk, but think of the rewards that could be yours if you do great! Next time you think about buying and investing in real estate, keep in mind that you are letting the money sift through your fingers each minute that you think instead of act! The truth is that there will never be a perfect time to do anything. And that is just as true with regards to real estate as for anything else. Do not be a fence sitter! And look back in three years time wondering on what might have been ‘If Only’ you had developed a property portfolio. Of course I am not saying to be rash! Let’s be honest. It may never happen. It could in fact cost you the shirt on your back. By their very nature investments can go down in price as well as up. So picking the right investment property is a must. However, you will achieve more by focusing on what you actually WANT, rather then what you don’t want. So stay positive. Read some books on real estate. Visit some estate agents or real estate brokers and then lay out a list of attainable goals for you to achieve over a year?s time and every three months or so go over your list to see how you are doing.

Some of the benefits to real estate investing are being your own boss, cash flow, appreciation of property, and more! You are your own boss if you invest in real estate. However, whilst that has many upsides, remember that it is down to you to be motivated to develop the properties you buy, and that ultimately you will have to provide for yourself. There is no safety net when it comes to your property portfolio. The upside is ALL yours. But so is the downside. So be careful!

When you get to the point where it is a full time job for you, then you can take a vacation when you want, wear what you want, and go and play golf when you want. But the only place that money and success comes before work is in a dictionary! So get busy working before you spend all your days daydreaming about spending your gains!

Cash flow is another great benefit of real estate investing, because when you rent out a property it will provide you with a rental income. Hopefully, you will have a positive cash flow instead of a negative cash flow (ie the incoming cash flow is greater then the costs like repairs, mortgages etc) and be able to do all of the things that you have wanted to do. Another great benefit is that when you invest in property that property values usually rise (over time this is generally the case…but remember you can also potentially lose EVERYTHING…So stay awake to that possibility and be cautious. Real estate investing can give you a great return on your investment if you choose wisely. But, be careful that you go into it with your eyes open. Are you going to have rental properties? Private Money For Real Estate Investing - Why You Should Never Forget This Clause

When you use private money for real estate investing there are several clauses your lending agreements should never be without. One of those clauses is the ?No Pre-Payment Penalty? clause. Here?s how it works.

When you borrow private money for real estate investing, you?re accomplishing a great deal. You?re protecting your credit, and maximizing your borrowing potential, as well as gaining access to a ready and flexible source of money.

It would be a shame to go through all of that and leave yourself open to harm in one critical area? what if you?re stuck with a repayment term that?s too long?

The sure way to avoid this issue is to put a ?No Pre-Payment Penalty? clause in every private money for real estate investing agreement you make. That way, when you?re ready to pay the loan off and free up those funds for a new investment, you?re not stuck paying a hefty penalty.

Here?s how the clause should be worded.

?”The Borrower reserves the right to prepay this Note (in whole or in part) prior to the due date with no prepayment penalty”

Without this clause, you would be obligated to pay the lender the full interest due on the loan for the entire term, no matter how long it is. Finding Private Money for Real Estate Investing - Expanded Circle

The first step to finding private money for real estate investing is to look at your own funds, like retirement and savings. Next, you want to find out if anyone in your family has funds they could loan you. I?ve already written articles on those two sources. Today, I want you to consider expanding your search radius.

A primary source of private money for real estate investing in my own experience has been friends, professional relationships, and casual contacts. These are the people you rub shoulders with day in and day out, and these are the people you should be prepared to talk to about real estate investing.

How can you prepare? Glad you asked.

These folks are the ones you will need to share your elevator speech with. What?s an elevator speech, you ask? I?ve have written another article entitled ?Private Money For Real Estate Investing ? Your Elevator Speech? that goes into great detail. You can find it elsewhere on this site? just look on my author page.

To recap, an elevator speech is a short, pithy explanation of your investing activities, as well as how and why you use private money for real estate investing. It?s not designed to tell them everything, only to give them a quick overview, and whet their appetite for more.

That?s why you also want to be prepared to close them on a follow-up appointment to share more information. Either a one-on-one, like a lunch, or a seminar setting will work. Either way, if possible you want to share your elevator speech, get them interested, and close the deal with an appointment to tell them more.

Who should you be looking for? Anyone and everyone you know and have regular contact with. Don?t pre-judge just because you think they have no money, or don?t believe they would be interested in loaning you private money for real estate investing.

Professionals like doctors, attorneys, and accountants often have money to loan, or know others who do. Ask for referrals. Don?t limit yourself to only professionals? your friends can be a good source of private money for real estate investing. People you see daily at the stores and businesses you frequent are also possibilities. In short, anyone you know and who knows you.

Starting the conversation is best accomplished with a question. ?You know Mike, I was wondering,? you say, ?have you ever considered getting involved in real estate investing?? This opens the door, now all you need to do is walk through it!
