7 Simple Steps To Real Estate Investing

Whether you are BRAND NEW to real estate investing or an expert in the game, it’s critical that you understand these 7 Simple Steps to real estate investing.

First things first…

* Real Estate is NOT a get rich quick scheme. However, if you learn the foundations and put them into practice, you will make more than enough money to realize any and all of your dreams and goals.

* The real estate bubble is not going to burst! The real estate market will, however, shift and the real estate market will change - just as it always has! What’s “hot” now may turn ice cold in the next 3 years (or perhaps even 3 months). But, there are ways to “bubble proof” your real estate investments. It’s actually quite simple.

Did you know that in the United States, in 1975, the median home price was $33,300? In 2005, the median home price was $195,000. Historically, the average home doubled every 7 years. If you do the math, it should be well over $200,000.

OK… Now, having said that… The real estate market WILL change and what is “working” today in real estate may not in the future… The rental market was strong a decade ago, but has been soft in recent years. We are getting ready for a turn once again.

Real Estate IS a cycle… and cycles have some degree of predictability. With predictability, you can grow your real estate business into a cash-producing, profit-pulling machine that runs itself WITH the changing real estate market trends. It is still possible to make money in real estate. In fact, now is just as good a time as any to get started in real estate investing.

But, you’ve got to make wise investments. Sure, you may make some SERIOUS cash in pre-construction, but what happens if (no, not if - when) the market shifts and there are suddenly 35 identical properties on the market for sale in the same building? How long can you afford to carry a negative cash flow on the property?

Or how about taking over property ’subject to’? Sure, it’s a great strategy and lenders may be inclined to turn the other way and not exercise the “due on sale” clause as long as the interest rates are at rock bottom prices (You know, those sellers that you’re usually taking property subject to from usually don’t have the lowest interest rates, right?) If the interest rates spike to 10-11%, don’t you think lenders might be MUCH MORE inclined to exercise their option to make you pay off the 6.5% note?

What this means is simply that you must be experienced in the basics - the tried and true techniques, strategies and systems that have worked in the past, are STILL working and will work in the future. You’ve got to have all the tools in your bag so that you can go with the flow and not be affected when real estate markets begin to shift (which they are already in the process of doing, in case you’ve missed that memo! ;-)

Step #1 - Set your plan: Figure out what your long term real estate goals are (aka retirement and wealth building) and figure out what your short term needs are with regard to making money in real estate. Then, set up the proper entities and put the plan in place.

Step #2 - Determine what your target market will be: You cannot be all things to all real estate markets. If foreclosures appeal to you, start investing in the foreclosure market. If you want to be a landlord, look to out of state owners to focus your real estate marketing efforts.

Step #3 - Be consistent and persistent: Real Estate is not a get rich quick scheme. Real Estate is get wealthy over time and put some quick cash in your pocket today. You’ve got to follow your plan and stick with it to see real results in real estate. You’ve also got to continue to increase your education and your experience.

Step 4 - Don’t fall into the “Analysis Paralysis”: Learn to analyze properties quickly. Don’t get caught up overthinking. It’s quite simple actually: What’s the property worth? What does the property need for repairs? And how much can you get the property for? It all comes down to numbers!

Step 5 - Become a master of finance!: Real estate is the business of marketing and finance. You must learn about mortgages and interest rates and loan programs that are out there. You must know how to use finance to negotiate your deals and to sell your properties.

Step #6 - Become a skilled problem solver: The reason you will get real estate deals that others don’t, is because you are able to solve people’s problems. Anything goes on the real estate playing field. You’ve got to be ready!

Step #7 - You must continue your education: It is important that you are always investing in your education and learning new tactics, strategies and tips that will help you make more in real estate.

Real Estate Investment: The Benefit of Investing

The successful real estate investor never makes a real estate investment because it’s romantic. Real estate is not purchased, held, or sold on emotion for it’s neither love nor beauty that compels. As one real estate investor put it, “Only women are beautiful.”

Real estate investing is about the return on investment. And real estate investors trying to decide whether there is a potential benefit to purchase, hold on to, or to sell rental income property rely on four basic returns inherent in real estate investment property to make that decision.

Understanding these investment decision basics, where they come from, and how to calculate them is what fuels real estate investment success.

1. Cash flow. All real estate investment property ebbs and flows with a stream of money coming in from rents and other income, and money going out for operating expenses and debt service (loan payment). Cash in minus cash out results in cash flow. When more cash comes in than goes out the result is positive cash flow, and when more is spent than received the result is negative cash flow.

The goal of course, especially for the small investor without deep pockets, is to be sure the property always produces enough cash to pay the bills. Before making the investment, prudent investors should always run the numbers and look for the benefit of positive cash flow.

2. Appreciation. Another benefit of real estate investment is the tendency for real estate to grow in value over time in what is known as appreciation. Future selling price minus original purchase price equals appreciation. Straightforward enough, but smart real estate investors don’t leave appreciation to chance–they follow the income stream.

Smart investors understand that other real estate investors buy the income stream of rental property (as they do). The more income stream they can sell, therefore the more they can expect their property to be worth; the faster they can increase the income stream, the sooner the property will most likely appreciate.

Thus, successful real estate investors consider market and economic conditions, physical improvements, and operating expenses to determine the likelihood of increasing property value. The result of a favorable location, a positive shift in supply and demand, a good probability to demand higher rents or lower vacancies, or an opportunity to reduce wasteful expenditures are all issues that could effect appreciation and are carefully considered by thriving real estate investors.

3. Loan Amortization. Amortization means to reduce periodically and hence, loan amortization suggests a periodic reduction of the loan over time. Therefore each time tenants pay the rent they provide cash to pay down the debt and benefit real estate investors by virtually helping them to buy the property.

4. Tax Shelter. Real estate investment also provides an investor the benefit of being able to legally reduce annual or ultimate income taxes.

As a general rule, most costs incurred at the time of purchase are deductible in the year of purchase. All expenses you incur in the operation of the property are deductible. The IRS allows you to deduct the interest you pay on your mortgage. The IRS also assumes that your buildings are wearing out and becoming less valuable over time and therefore allows you take a deduction for that presumed decline in what the tax code calls cost recovery (i.e., depreciation).

Of course there are nuances and exceptions in all tax matters, so real estate investors should always check with a tax expert to be sure what the current tax laws are for the investor in any particular year.

Successful real estate investors are a testament to the benefit of making money with real estate investment property. You can benefit, too. Just be sure to run the numbers, either on your own, with good real estate investment software, or with the help of a real estate professional. Remember, real estate investing isn’t whimsy, its business.

Best of all, real estate investing is profitable when it’s done correctly.

Real Estate Investing - Residential or Commercial?

Some real estate investment advisors believe that if you are just beginning real estate investing you should avoid commercial real estate, such as office buildings, shopping centers, and warehouses for the following reasons:

It’s more complicated and does require a greater knowledge of law, zoning and leasing regulations, financing etc. Residential apartment buildings also fall into this category even though they’re used as residential property for the tenants it’s still a commercial enterprise for the investor and since it is a multi-tenant commercial building on land zoned for that purpose it will differ greatly from residential property in it’s maintaining, leasing, valuing, financing, and a host of other things.

According to a study in The Economist, residential property investment was $48 trillion and commercial real estate investment was $14 trillion. There are a lot more potential renters in the residential market than in the commercial one. During economic recessions which can occur every 5 to 10 years, marginal businesses fail at a faster rate. This can mean negative cash flow for you because of high vacancy rates if your tenants are included in these volatile businesses. Although residential rental demand also goes through these cycles, there is always a greater number of potential renters for house and condos than there is for commercial properties.

The profitability rewards are bigger but so is the learning curve. Mortgages are structured differently and building insurance is more expensive. Also to consider are the costs of fire suppression, security, and air-conditioning systems along with telephone and internet facilities.

Consider the right type of residential properties.
Location, price and condition. Do your research and find a property in an appreciating neighbourhood. Remember, properties appreciate for only two reasons: inflation and increased demand.

About 70% of Americans live in 3 bedroom dwellings so 3 or 4 bedroom houses or condos should be your target as they are the easiest to sell, the toughest to sell are 1 and 2 bedroom homes. Only consider properties that are in good condition also unless you want a job as a handyman. Fixer-uppers are only good if you have the extra time or are in the home remodeling business which then would make good sense.

Living in it or renting it?
When buying a property as a rental investment, stick to the lower end of the price spectrum. Rental properties should be about 20% lower than the average home price for an area. The best rental market is for moderately priced but attractive houses because if most renters could afford to buy, they would. The goal for rental properties should be for neutral to positive cash flow whereas the goal for a personal residence is affordable payments.

Choose a property with up to 4 units.
A duplex or fourplex can be a great investment because your tenants will be making your mortgage payments for you and you can live in one of the suites. Now some investors will say this is not a good idea and they would never do it because the tenants would always be bothering them for something. I have done this with great success and without any headaches. You just need to make sure everything is kept up and you need to have a good read for people that you allow to be your tenants. So, up to 4 units is great but anything over that starts to get a bit hectic and closer to the commercial side of investing, which for the novice, isn’t recommended.
