When you look around, it’s amazing how many people are putting some of their extra cash into a real estate investment. Is it just that as the baby boomers get older, more of them are panicking about having enough money for retirement? Or is it just that all the reality shows on television about remodeling rooms and homes has given people the urge to remodel something?
Either way, there’s no doubt that plenty of people make good money from real estate, and so can you. But although you may have heard some of the stories about Joe Bloggs who bought a house without having a clue what he was doing, only to sell it and make a fortune down the road, chances are that won’t happen to you. As more people get into real estate investing, the harder it’s going to be to make money just through pure luck. You need to know what you’re doing to get the best results.
That’s where a real estate investing seminar can be useful. I’m sure you’ve heard the concept of modeling yourself on someone successful if you want to be successful too, and real estate investing is the same. If you can find someone who’s made a lot of money investing in real estate, learn their methods and then copy them, chances are you’ll be very successful too. Unfortunately, most people making lots of money from real estate aren’t interested in sharing their strategies with anyone. If you can find someone and get them to be your personal mentor, great.
But if you can’t find a personal mentor, then look around and find a real estate investing seminar run by someone who’s made a success of real estate investing. There are plenty of companies that run real estate investing seminars, usually because they’re trying to flog their latest development, and it’s probably a good idea to steer clear of those. Ask around, particularly if you have friends or family who invest in real estate, to see if they can recommend a seminar they’ve been to.
Do some searching on the Internet, and you’ll soon come across a number of real estate investing seminars. You can also search based on a presenter’s name, to see what other people have to say about the presenter’s background and the success of his or her techniques. Most importantly, leave your credit cards at home, so that if the seminar is mostly about selling you lots of expensive resources, you can go home and sleep on it before blowing a stack of money. After all, you want to use most of your money for investing in real estate.

California Real Estate Investing ? How To Make Money

California is no doubt the Golden State of the United States. The state?s GDP (Gross Domestic Product) is the largest in the country, and it?s only behind seven countries? in the world. Now, doesn?t that speak volumes for the money making potential this state possesses? This is why California attracts thousands in search for a better living. And therefore, California real estate investing can be regarded as an all profit, no loss proposition.
Real estate investing is a major decision that requires judicious planning. Specifically, you must know when to buy or sell. This can be ascertained by analyzing the trends in the real estate market that, fortunately, are rather predictable relative to the volatile stock market. Following are a few tips and key indicators that will help you make profit through California real estate investing.
? Mortgage rates govern the degree of involvement of buyers in the real estate market. Buyers tend to hold back when mortgage rates increase. For instance, a slight increase in mortgage interest rates from year 2005 to 2006 might have put off a few buyers from making any deals.
? The number of home sales accomplished is another figure to watch out for ? the higher the better. A decrease in the number of buyers is a telltale sign of an imminent slump in the market.
? Another factor that you would want to consider during California real estate investing is the number of building permits issued. Here again, the higher the issued building permits, the higher the demand for houses. And hence, the higher your chances of making money.
? Location is a paramount factor in the real estate business. As far as California is concerned, the closer it is to the beach, the more expensive the property will be. But on the brighter side, the greater appreciation it will experience in due course. For instance, a single-family home in central San Francisco would cost around $1,300,000. So, if you have that kind of money there is nothing like California real estate investing.
? California has in store a lot for the small investor as well. Investors, for whom a beachfront property seems too farfetched, may look to invest in real estate in Los Angeles and San Diego. Single-family homes in these cities have relatively lower rates of around $750,000.
All in all, California real estate investing is an ideal choice for real estate investors ? be they small or big, novice or veteran.

How to Build a Real Estate Investing Power Team

As you continue to read about real estate investing, you will no doubt come across the term ‘power team’. What is this ‘power team’? A power team is a group of people without whom successful real estate investing becomes very difficult, if not impossible. Included in a power team are at least one real estate agent, a mortgage broker, and a real estate lawyer, all of whom will have experience in creative real estate investing.
So, how do you go about building this team? Well, you could just get a copy of the Yellow Pages and start calling, but that will most likely take a very long time, time that could be better spent working on real estate deals! Wouldn’t it be better to have these people call you? I thought so, so here’s what I did. Keep in mind that this technique not only netted me a power team, but also a list of potential partners/buyers for future deals.
The local paper offers a deal on weekend real estate listings, so I placed an advertisement in the paper that read:
“Fixer-upper for sale. Cheap. Need cash and quick closing. 555-5555″
What sort of people would respond to an ad like this? Some will be tire-kickers and the curious, but a good number of callers will be investors and real estate agents. I had the number in the paper forwarded to a voicemail service, and it’s a good thing I did as there were a lot of calls! I find that those who are just curious about the ad tend to hang up without leaving a message, so that takes care of those that aren’t serious.
After listening to the messages I found that there were two real estate agents that had answered. I called the first one, George, and told him that the home had sold, but would he be interested in working with fixer-uppers in the future? He replied that he would, but didn’t seem interested in discussing it much further. Now, I should mention here that I never actually had a home to sell - what I posted is called a ‘ghost ad’, used to guage interest in something. You may not feel entirely comfortable with this, and that’s fine. Simply post a different ad that gets the same sort of message across.
The next agent, Elizabeth, was much more receptive. We spoke for well over an hour about her experiences in real estate - it turns out that she actively invests in real estate herself. She would be more than happy to search the mls on my behalf, as well as submit as many offers as I would send her way. Perfect!
And here’s the best part: since I had found a real estate agent who also invests, I was also able to use the resources that she uses in her deals. So I now had access to a great real estate lawyer as well as a mortgage broker, along with a recommended property inspector. That saved me loads of work and time. My power team was now complete!
I’ve since become good friends with Elizabeth, and she regularly sends me listings that haven’t made it to the mls yet. This gives me a huge advantage in pursuing deals as only a relatively small number of people are aware of the sale. I picked up my latest rental property this way - the property was going to be listed on the mls in two days time, but since Elizabeth let me in on the deal early I was able to close before the general public became aware.
A good power team is crucial to your success as a real estate investor, and oftentimes finding one member of the team can lead you to the others. Happy Investing!

How to Build a Real Estate Investing Power Team

As you continue to read about real estate investing, you will no doubt come across the term ‘power team’. What is this ‘power team’? So, how do you go about building this team?
