U.S 1% Rich 99% Poor
This is your choice.
Please take a moment to watch this ABC News report. This is something I have been saying for years that the gap between the rich and the poor is growing.
But here is something to think about because there are a few points I want you realize. There are always two ways to look at the same thing. Regardless, this gap is going to continue to grow and we will all have made our choice.
One point is that the couple, the meteorologist and school volunteer, say that they are at no fault because they did everything they were supposed to. This is a common statement I hear in which people want to blame someone else. But really think about how that makes no sense. If someone did EVERYTHING they were supposed to, then obviously they wouldn’t be worried and they would be set for retirement. So they apparently didn’t educate themselves on the right way to handle their finances based on the way the economy was going.
Point two, the news consultant says that the people are upset because they feel the rich are playing by an entirely different set of rules. Well this is 100% true. What he didn’t say is that EVERYONE has the ability to play by these same rules. Unfortunately barely anyone takes the time to LEARN the rules.
This is the major reason I am in business today: to make sure EVERYONE has the opportunity to learn these rules.
Today to be part of the 1% club you actually only have to earn 180k a year. Not unrealistic for those thinking you have to be in the millions of dollars club.
I do not agree with how some of the rich have earned their money immorally, illegally and unethically. That is flat wrong and there are too many ways to do it the right way, to risk doing it the wrong way. The news likes the paint a one sided picture of the rich, but yet I haven’t found even one person that can say they wouldn’t be a happy with a little bit more financial security.
Everyone is allowed the freedom to choose. You can be part of the 1% or the 99%. If you do nothing, then you choose the 99%. But it is everyone’s free choice.
Which is your choice?
God Bless!

Real Estate Investing ? Are You Listening To The Right People?
September 3, 2011 by Kenny Santos
Everywhere you go, you hear the same sad things: ?The rich are getting richer while the poor are getting poorer.? ?There just isn’t enough to go around.? ?It takes money to make money.? This can lead you to believe that there is some mystical force out there that regular people like you and me just can’t tap into. If you subscribe to this way of thinking long enough, you may be tempted to say, ?Since it takes money to make money and I have no money, then what hope is there for me?? There is plenty of hope, as long as you don’t listen to the wrong people. Media naysayers are definitely the wrong people.
Press about the declining value of real estate as an investment or about skyrocketing housing prices that keep regular people out of the market altogether can make the prospect of making money through real estate investment seem almost ludicrous. Yet people are doing it ? real people like you and me. And you can do it too. All you have to do is listen to the right people.
Sounds easy doesn’t it? Yes it does. That’s because it is. It is very easy to find a person who knows how to make money by investing in real estate, find out what has worked for them, and apply it to your own life. If it’s so easy, you might be tempted to say, then why isn’t everyone doing it? And that, my friend, is the meat of the matter. Everyone isn’t doing it for two reasons. The first reason is that they’ve simply been told all their lives that success is very, very difficult. In fact, they’ve been told, because of the scarcity of money, success is almost impossible.
They are paralyzed because they have been listening to the wrong people.
The second reason everyone isn’t investing as they should is, it’s just too easy. If you look at the lives of successful people, those people have followed a systematic plan to increase their wealth. Well, systematic plans aren’t sexy. They aren’t interesting. They’re boring, and that’s why people don’t like them. Most people would rather have the adrenaline rush of a get-rich-quick scheme than settle into a proven systematic plan to let their wealth increase for them in the background of their lives.
Because most people think like that, those are the ideas that the media are catering to. That is why murder and mayhem is front-page news and happy things are not. That is why people slow down when they see an automobile accident and not when they see a couple holding hands. Tragedy is far more interesting. Just check out the plot line of any major motion picture. People like to believe that life is tough.
The good news is, it doesn’t have to be.
If you can break the habit of thinking of life in tragic terms, of convincing yourself that there is simply not enough money to go around, then you will learn to start listening to the right people so you can develop your systematic plan for investing. And what does a systematic plan lead to? Financial success. We’ve established that the media and the majority of their audience are the wrong people to listen to, but who are the right people? The right people are those who have invested in property and profited significantly from those investments.
Wouldn’t you rather listen to someone who can tell you how you can make money, rather than to people who insist on telling you how to stay poor?

Real Estate Bird Dogging-A Great Way To Build Investing Confidence
June 14, 2011 by Kenny Santos
One of the problems faced by many newbies (new investors) in the real estate business is lack of confidence. Confidence cannot be built without doing the activity that you are trying to build confidence in. This presents a problem with most people because real estate is not something that you can just practice, you cannot practice buying a house, or practice selling it. You could pretend to buy houses I guess, or pretend to sell houses, but pretending is for kids. This is where real estate bird-dogging comes into play. It gives you a reason to practice, you get paid. Now if money won’t make you practice then nothing will.
Instead of not getting paid for all those hours spent learning the market, you could be making thousands. I cannot think of a better way to learn real estate than getting out and looking for good deals, then finding good deals and showing them to buyers, who pay you for your services. Then after the buyers close you can follow the progress of the home and see if you made a good decision or not. The best part is that during your practice, even if you made a not so great decision you still get paid, and you do not lose a penny.
I started out my investment career as a Realtor. I built my confidence through selling investment properties to other people and watching them make money. After selling 9 homes to other investors and seeing them profit tremendously, I knew it was time for me to start making myself some money.

The Fundamentals of Real Estate Investing

If you have decided to begin a career in real estate investing, you will need to start out with the basics before you begin investing your money. The fact is that understanding the fundamentals of real estate investing is crucial for you to become a success. The following information will help you to understand what you need to do to become successful.
Why You Want To Invest
Generally speaking, there are only three reasons to invest in property. The first is to get cash immediately. This can be done a couple of different ways. This is done by purchasing a property at a low price then selling immediately at a higher price, otherwise called flipping properties.
The second reason to get involved in real estate investing is to get cash monthly. This can be done by generating a positive cash flow from the rentals you’ve purchased as an investment. Of course, the third reason is to get cash at a later date.
These properties are kept for a time until they appreciate in value and then they are sold. It is kind of like having cash in the bank that you can not touch. Understanding why you want to invest in property is one of the fundamentals of real estate investing that you must know before you begin the process.
The Buying and Selling Process
In order to be successful in your investing, you must first understand how the buying and selling process works. You need to understand what steps to go through before you close on a property. This includes learning about the purchases and sale agreement, contingencies, cash flow statement, and, of course, how to negotiate as both a buyer and a seller. These things are the fundamentals of real estate investing and must be understood before you begin.
Understand The Market
Understanding how to research the real estate market is also the key to your success. Knowing where to go, such as the local registry of deeds and town office, to research the history of the property can make or break you in this business.
If you do not have the history of the property, as well as information on how properties are selling in your particular area, you may find that you are lacking the fundamentals of real estate investing and find yourself on the losing end.
Your Financing Options
One of the most important things to learn is what your financing options are when investing in property. If you plan to finance your property investments, you will need to understand the terms and conditions of your loan. Without this knowledge, you may end up not making as much money as you could with your investment.
When you set out to learn the fundamentals of real estate investing, you will find that there is no one particular “right way” to begin investing in property. There are many different methods to use and some will bring you success while others will cause you to lose money.
However, if you can learn the fundamentals of real estate investing, you will find that you are successful with your investments far more often than not. You will find there are many property classes on the buying and selling process, financing, and negotiating online, as well as held by local financial institutions. Take advantage of the classes around you and you might be surprised in your success.

You may have heard about no money down real estate investing before.
Perhaps when you first heard this message it struck you as some kind of get-rich-quick scheme.
You may have even thought that some slick sales person was trying to get you to purchase his video. While the latter may have some truth to it, it?s also true that no money down real estate investing is a possibility.
Many seasoned real estate investors will quickly tell you that it is possible to invest in real estate without having any kind of down payment. In fact, these investors will encourage you to find ways to invest in real estate without having to spend any of your money.
It may sound preposterous but no money down real estate investing is a possibility. There are many investors who have become successful using this method of real estate investing.
The reason that no money down real estate investing seems too good to be true is because people aren?t accustomed to getting something for nothing. In today?s society everything comes at a price, especially something as lucrative as real estate.
If you want to become successful at no money down real estate investing, you must put these kinds of thoughts out of your mind. Doubts will only cloud your judgment and hinder your progress in no money down real estate investing.
Once you learn no money down real estate investing, you can never again use the lack of money as the reason you can?t close a deal. Too many times, investors have lost out on thousands of dollars in profit because they didn?t have the cash needed to close a deal on the spot, or so they thought.
If a deal is a good deal, then it?s good whether you have the cash you think you need to close it or not. Money should never, ever be the reason that you don?t close a deal.
By now you are most likely wondering how exactly you should go about no money down real estate investing. This is the natural next question. There are many ways you can go about getting the financing you need for no money down real estate investing. Sources for funding exist is some of the most unlikely places.
One of the most popular methods of no money down real estate investing is through what is known as double escrow. In this process you buy and sell the piece of property simultaneously. In this method of no money down real estate investing, the investor sells the property for more than the purchase amount.
Since there are two closing processes within a relatively small amount of time, the investor uses the money from his sale of the property to also purchase the property. In this method of no money down real estate investing, there are some contractual details that must be worked out. Consult with an experienced real estate investor or an attorney before attempting a double escrow.
Another method of no money down real estate investing is through bringing in money partners. Each of these partners brings in cash for the deal and you work out an agreement to give back their principal plus a certain percentage before spitting the profits. Then once you?ve repaid the principal, you can then split the profit however you agree with the money partners.
When you are attempting a no money down real estate investing transaction, the key is to be creative in the methods you choose to ensure that you do not have to pay any money out of pocket.

If you?ve been thinking about beginning real estate investing for awhile, but haven?t made any actionable steps toward making the first start, you?re not alone.
It can seem daunting at first, but try and learn from others. Joining a real estate investment club is a good idea. You can find plenty by searching the internet.
There are many people who would like to get started in real estate investing but keep putting it off for one reason or another. Some people are intimidated by the thought of getting involved with something as obscure as real estate.
Most people only purchase one house during their entire lifetime and even this is being generous. There are some people who never purchase real estate. It is likely that this is the kind of thinking that causes you to procrastinate beginning real estate investing.
If you want to make progress towards your goal of beginning real estate investing, you must first put aside everything that is hindering you from making the first step.
The first thing you need to do is figure out what has been keeping you from beginning real estate investing. Once you know this underlying reason, then you can begin taking steps to become more comfortable with beginning real estate investing. There are some obstacles that are common among new investors.
Lack of training and understanding is one thing that might be keeping you from beginning real estate investing. If you feel like you don?t understand the world of real estate investing well enough to make a start, then you can take steps to familiarize yourself with the components you do not understand.
There are a number of resources available to provide you with the information you need for beginning real estate investing. You can purchase books, use the internet, or attend a training event to get more information about real estate investing.
Another reason that many people are afraid to take the first step in beginning real estate investing is because they feel they do not have the cash necessary to get started. One thing that you should understand before beginning real estate investing is that there are many ways you can get started in real estate investing without having any money.
In fact, many experienced investors will tell you that you should never have to put any of your money into a deal. There are many creative real estate investing techniques you can use so you never have to come up with cash yourself. Conduct research on some of these techniques to learn more.
One way of beginning real estate investing without much risk is to first work as a birddog. Essentially, a birddog is someone who informs other real estate investors about investing deals. The investor then pays the birddog a referral fee once the deal has closed. Being a birddog gives you experience with locating investing deals. Once you are comfortable with locating deals, then you can begin closing the deal yourself.
Beginning real estate investing is not as easy as it first may seem. There are a lot of details that make many new investors weary of getting involved. If you first figure out the aspects of investing that cause you to be fearful, then work on settling those issues, it will make beginning real estate investing easier.
