Real Estate Investing : Daily Aberration Investors Make

In real estate investing, a common question is which came first, the deal or the plan. A common aberration that people make is not knowing what to do with a great property after they buy it. This is where the struggle begins. They are stuck in a corner because they approached this from the wrong direction. First, you are supposed to make a method. Then you must find an applicable home that fits into that situation.

Planning things is human nature. Future matters such as retirement and college education are all planned. Real estate deals should be planned as well. A rookie investor may jump ahead of the game and forget to concoct a plan. It is up to you to figure out what you will do in the real estate market. What houses will you buy and how do you plan on selling them? Having a method is in your best interest.

Unfortunately, there is no way to get rich quick in real estate. We all tend to fantasize about the big million dollar deals, however, real estate investing is a gradual process. Proceeding slow and steady, will keep you in the right direction to reach your goals. Becoming a millionaire from your first deal is not a realistic goal, but you will probably make some good money.

A good investor will usually make about sixty to one hundred thousand per year with decent investments. This income takes into account that not everything will go according to plan, but assumes that your progress will be steady. You must have rational real estate goals.

No single person can do everything. There are imperative roles that must be filled by some key people if you plan on succeeding at real estate investing. The adept investor always has a team of specialists assisting him. Your real estate agent must be honorable and able to help you analyze the properties. You will need an appraiser and a contractor or an inspector in order to make sure that the house is worth the investment. If you don’t want any hidden surprises surfacing through the course of the deal, you unconditionally must hire an attorney.

You will encounter many situations in the real estate business, and there is no single strategy that encompasses everything. You must have several strategies at your disposal. Investors often find themselves reselling a house urgently after buying it. If you simply don’t have time to get your investment ready for a profit, renting is another valid option. However, there are time periods where the rental market can become ineffective or stall. If you are in this circumstance and absolutely must get rid of the property. you still have the option to offer a land contract or lease option. You may have to sell to cut your losses and sell to another investor if all else fails. A adept investor acts quickly when it’s time to bail.

A rookie investor can refrain from making these mistakes by doing some research and planning. Until you understand the business, you shouldn’t figure out what real estate to invest in. Research one of the books containing the strategies used by the pros. Attend free seminars that will inform you on the best way to invest. Making adept decisions in your real estate investing will certainly help you avoid these common miscalculations.

If you’re low on cash, get started by finding a bargain house and selling the contract to another real estate investor. Join a real estate investing club to find investors willing to pay you for finding good deals.

If you want to increase your monthly income, look for income property that returns a positive net income from month to month. Start with single family house. Look for a bargain below market value. Fix up the house to generate top rental income. Find houses that will rent for more than your mortgage payment. You may need to go out from your home area to a location that supports this type of return on your money. You can’t pay $300,000 for a home with a mortgage of $1,500 that only rents for $1,000. You might start with a home for around $300,000 that rents for $1,750. You will need good credit to get a loan with good interest rates. In a few years, your rental income should go up. Many real estate investors enjoy thousands of dollars each month generated by income property.

However, some investors don’t like dealing with tenants and prefer to make money in other real estate ventures.

Real Estate Investing Seminars

When you look around, it’s amazing how many people are putting some of their extra cash into a real estate investment. Is it just that as the baby boomers get older, more of them are panicking about having enough money for retirement? Or is it just that all the reality shows on television about remodeling rooms and homes has given people the urge to remodel something?

Either way, there’s no doubt that plenty of people make good money from real estate, and so can you. But although you may have heard some of the stories about Joe Bloggs who bought a house without having a clue what he was doing, only to sell it and make a fortune down the road, chances are that won’t happen to you. As more people get into real estate investing, the harder it’s going to be to make money just through pure luck. You need to know what you’re doing to get the best results.

That’s where a real estate investing seminar can be useful. I’m sure you’ve heard the concept of modeling yourself on someone successful if you want to be successful too, and real estate investing is the same. If you can find someone who’s made a lot of money investing in real estate, learn their methods and then copy them, chances are you’ll be very successful too. Unfortunately, most people making lots of money from real estate aren’t interested in sharing their strategies with anyone. If you can find someone and get them to be your personal mentor, great.

But if you can’t find a personal mentor, then look around and find a real estate investing seminar run by someone who’s made a success of real estate investing. There are plenty of companies that run real estate investing seminars, usually because they’re trying to flog their latest development, and it’s probably a good idea to steer clear of those. Ask around, particularly if you have friends or family who invest in real estate, to see if they can recommend a seminar they’ve been to.

Do some searching on the Internet, and you’ll soon come across a number of real estate investing seminars. You can also search based on a presenter’s name, to see what other people have to say about the presenter’s background and the success of his or her techniques. Most importantly, leave your credit cards at home, so that if the seminar is mostly about selling you lots of expensive resources, you can go home and sleep on it before blowing a stack of money. After all, you want to use most of your money for investing in real estate.

Land Investments - Real Estate Investing It Is Work

If you think that it’s too soon to start thinking about retirement as soon as you begin working, then think again. There are several reasons why it is never too soon. For one, people are now healthier than ever before, which translates into living longer and thus, living longer in retirement. Many people in retirement want to travel, buy a new home and have extra money to spend. Planning ahead to save money for your retirement years makes a lot of sense. But given all the options that exist for planning for the future, how do you know which one is best? One great solution is investing in land.

My wife and I bought a cozy little house after we were married, along with an empty lot that was next to it. We thought that the lot might be a good land investment. Shortly thereafter we decided to sell the house, but we held onto the land investment with the idea of possibly building on it in the future. We kept it for a number of years, since the taxes were so low. After a few more years we had a call from the owners of our previous house. They wanted to buy the additional land. Having decided that we would not build there after all, we had the land appraised. We were thrilled to find out that our land investment had gone way up in value and we happily sold it at a nice profit.

We took the profit and put some of it in an IRA, and with the rest of it we bought some hunting land near a community that was experiencing a nice growth. The land purchase proved to be a good move because not too long after we bought it, a land developer who wanted to build a housing development bought from us. Once again, we made a substantial profit and my wife invested in a large parcel of hunting land along with her brothers. Not only is it great for hunting, but it is also a great investment that can later be divided and sold as individual lots for future development.

Investing in land has many advantages. Remember, there is only a limited amount of land to go around. In a growing area you can see a profit rather quickly and, especially when it is undeveloped, taxes are really low. No maintenance is required and it is unaffected by the stock market. Now that is my idea of a great investment and we are looking forward to more land and building lot investments, especially in the Palm Coast and northeast area of Florida.

Finding Private Money for Real Estate Investing - Expanded Circle

The first step to finding private money for real estate investing is to look at your own funds, like retirement and savings. Next, you want to find out if anyone in your family has funds they could loan you. I?ve already written articles on those two sources. Today, I want you to consider expanding your search radius.

A primary source of private money for real estate investing in my own experience has been friends, professional relationships, and casual contacts. These are the people you rub shoulders with day in and day out, and these are the people you should be prepared to talk to about real estate investing.

How can you prepare? Glad you asked.

These folks are the ones you will need to share your elevator speech with. What?s an elevator speech, you ask? I?ve have written another article entitled ?Private Money For Real Estate Investing ? Your Elevator Speech? that goes into great detail. You can find it elsewhere on this site? just look on my author page.

To recap, an elevator speech is a short, pithy explanation of your investing activities, as well as how and why you use private money for real estate investing. It?s not designed to tell them everything, only to give them a quick overview, and whet their appetite for more.

That?s why you also want to be prepared to close them on a follow-up appointment to share more information. Either a one-on-one, like a lunch, or a seminar setting will work. Either way, if possible you want to share your elevator speech, get them interested, and close the deal with an appointment to tell them more.

Who should you be looking for? Anyone and everyone you know and have regular contact with. Don?t pre-judge just because you think they have no money, or don?t believe they would be interested in loaning you private money for real estate investing.

Professionals like doctors, attorneys, and accountants often have money to loan, or know others who do. Ask for referrals. Don?t limit yourself to only professionals? your friends can be a good source of private money for real estate investing. People you see daily at the stores and businesses you frequent are also possibilities. In short, anyone you know and who knows you.

Starting the conversation is best accomplished with a question. ?You know Mike, I was wondering,? you say, ?have you ever considered getting involved in real estate investing?? This opens the door, now all you need to do is walk through it!

Real Estate Investing For Your Retirement

Are you going to be able to retire? And if you do, will you be in a position to enjoy your life, pay medical bills and maintain an acceptable level of health?

Those can be chilling questions if you haven’t thought about them much. If you haven’t given them adequate thought, that means you haven’t prepared for certain inevitabilities.

Real estate investment can help you answer those questions and remove that chill factor.

Let’s face it. Not only will you not want to spend your golden years working, you may not be able to, regardless of whether you would like to. You may live well up into your 80s or 90s and be unable to do the job you are doing today?or any job for that matter.

You need to lay the foundation of security and happiness for your future self. Real estate can help you do that.

This is because, as your investments age, they should be making more and more money for you with less and less work output from you. It’s a sort of financial magic that will serve you especially well in later years. That’s why people get into investing in the first place.

In order to prepare for your retirement in this way, however, you must examine your core. That means that you will need to make sure your needs are taken care of in such a way that you don’t have to spend all of your time scrounging for pennies. You need the time to learn about real estate, and working in someone else’s office for peanuts isn’t going to get you that.

According to Robert Kiyosaki, author of the Rich Dad book series, you need to build a business system that can operate without you, thereby making money without working for it. Then take a portion of that money and invest it, thereby exponentially increasing your earning potential. Have you heard of making your money work for you instead of vice-versa? That is what this means.

As you grow older, you should be working less, not more. This is partly because your ability to work will decrease. But it is also because you deserve to be able to work less and enjoy your life more. Retirement isn’t about being forced out of a job?or at least it shouldn’t be. It should be about leaving a job to catch up with your life. To spend time doing the important things like hanging out with family and friends, engaging in hobbies that you enjoy and becoming involved in life-enriching activities such as spirituality or art. Not to mention getting enough exercise.

If you are in a job now that doesn’t allow you to do these things because it doesn’t pay enough or because you don’t have enough time left over in the day to learn to make a change, then consider switching to a job that pays more or gives you more time. Develop a business system in which you can train people to do the work for you. Then, when that is up and running, and providing you with the money and time you need, start learning about real estate.

Put your extra money into real estate investment?but don’t put in more than you can afford to lose on the learning curve. Real estate investment is a skill like any other and you will make mistakes. Don’t be the farm on your first few purchases. In fact, don’t bet the farm at all. Make sure you are making enough money to live on, and then enough money to invest on.

After a while you should see your money start to grow exponentially. Then you are on your way to a happy retirement.
